● Submit three complete sets of revised construction documents containing the requested
information with all plan revision items clouded or otherwise identified.
● Please respond in writing to each comment with a response letter addressing each comment.
BUILDING
COMMENTS
Architectural Comments:
Sheet A0.0
1. Plans to reflect fire protections systems provided or not provided.
Sheet A1.2
1 Show termination of French drains and perimeter drains
2.
Show location of gas and electrical services/meters
3. Annotate on plans off site work shall be permitted by a right of way permit.
4. Plans to reflect proposed boulder wall design by
the engineer for walls exceeding 4’ and or supporting a surcharge. See Town of Vail amended code.
Sheet A2.5
1. Plans to reflect required safety glazing. Reference section R308.4
IRC. Please be aware of new provisions for bathrooms, saunas, etc.
Sheet A2.6
1. Plans do not reflect scuppers or drains for the parapet roof area. Please show on plans to include sizing
per the IPC 2012 edition.
2. Annotate on plans a separate permit for the photovoltaic system is required.

and underlayment for the masonry veneer per the IBC. Revise plans to show code compliance.

1. Provide calculation for tabulated area of u value for windows and doors. Plans
to reflect which doors and windows are what u value. Please note windows or doors that are not labeled per NFRC are to use default u vales. Reference Table R303.1 IECC 2012 edition

Comments:
Sheet A5.5
1. Structural plans to include masonry veneered wall and load design of fireplace. Appears to be a bearing wall by definition.
Sheet S4
1. Engineer is to provide
design for snow retention system as part of the structural plans. Reference building code as amended by the Town of Vail.
Sheet S5
1. Plans show several welds that appear to be field
welds. Plans do not reflect field welding. Please clarify.
Sheet S6
1. Plans to reflect required special inspections and if they are continuous or non continuous, such as epoxy bolts
soils testing , etc. Reference Chapter 17 of the IBC 2012 edition.
Plumbing Comments:
General
1. Provide gas piping plans per Town of Vail submittal requirements
2. Show location of gas meter and clarify snow shedding protection.

the fire pit as amended by Town code.
Mechanical Comments:
General
1. Provide mechanical plans to reflect size of kitchen hood vent and how outside air is to be achieved for fireplaces.

Show how additional heat load needs is being provided. Existing equipment? Snow melt?

1. Plans reflect contradiction with manufacturers listing in regards to the chimney
cap. Provide an engineer design or revise plans to reflect manufacturers listing.
Electrical Comments:
Sheet EL2.0
1. Lighting to be 75% high efficacy per the 2012 edition of the
IECC.

1. Provide electrical load calculations, (existing and proposed) to include panel size, locations as per Town of Vail submittal requirements.

FIRE COMMENTS
Please contact Mike Vaughan, Fire Marshal at 479-2252 for possible fire alarm and automatic fire extinguishing
requirements.
PUBLIC WORKS COMMENTS
1. Show limits of disturbance fence on site plan
2. 3 ft or 4 ft concrete pan on driveway, to be shown on plan. No heat.
3. Provide an Revocable
Right of Way Permit for landscape improvements within the Right of Way.
4. Contractor to provide and Staging and parking plan.
5 . Contractor to submit for a Public Way Permit.
