The following corrections must be addressed, and new (3) sets of plans submitted
Planning and Fire have not published their comments, and will be sending a comment email or approving it for their
department reviews.
Public Works:
1. Sheet L1 notes that a drainage report is to be provided by SGM and a drainage easement to be recorded based on
that information. Please submit the report. Landscaping in that area is subject to change based on report findings.

2. Revise driveway grades. The driveway grades as currently shown are incorrect. the elevation at the back of pan
should match the elevation at the edge of roadway. Please correct.
This has been revised on sheet L1.
3. verify positive drainage away from adjacent driveway on the downstream side of driveway pan.
Per the existing conditians, 463 ar�d the neigt�bor to the east, share a driveway entry. Currently, there is no curb or pan
at the existing driveway entry. �I he new design shows that we are separating the two driveway entries. There is an
existing drain inlet between the two driveways, shown on the survey and L1,that we will continue to utilize to help with
drainage. At a later date we will submit the new design for the neighbor's drive entry that will include a pan, curb and
gutter to further help with drainage.

Sorry for the delay in getting these comments to you. I had a few life interrupts which prevented me from getting them
out sooner. The comments are as follows:
1) On Sheet C4.1 there is a diamond plate hatch cover shown. It says temporary adjacent to the drawing, is this
truly temporary in nature and does not remain after construction? Is it visible in the landscaping?

2) On Sheet L2 it appears there are trees located on top of the dewatering improvements. Is this intended, should
them be moved out away from the home and off of these structures?

3) On Sheet A0002 the GRFA analysis table takes a basement deduction for each side of the duplex, but the
number deducted does not match the measured floor areas of the lowest level of each unit. What am I missing
or is there some sort of error? �

4) Sheets A201 and A202 do not show the running bond joint pattern for the stone material required as a part of
the DRB conditions of approval. Please revise.

5) Sheet A202 on the East elevation there appear to be doors shown in the stone material beneath the drive access
for the secondary unit. What are these?
ThesE were left over from an old revi�ion - they have been r�errioved.
6) All crawlspace need to be 5 feet or less in height as labeled on the plan. Crawlspaces cannot not have framed
down ceilings to lower the height of a space unless they are structural. Please revise. Staff would suggest the
floor of the spaces should be raised.
