PROJECT:
Lions Mane Reroof –
1. SCOPE OF WORK: Standing Seam
2. Create job site safety plan and keep Material Safety Data Sheets on site.
3. Each day reasonable measures will be taken to protect the building envelope, landscaping, property and
4. residents/tenants of the job-site.
5. Remove pa gravel and roof flashings.
6. Mechanically attach 7/16 OSB plywood onto roof. Engineer to be hired to confirm load capacities and fastening pattern.
7. Adhere Drexel High temperature Bituthene Ice and Water Shield onto entire roof field and 12” up wall terminations.
8. Install 24 gauge Kynar prefinished drip edge on eaves and rakes.
9. Install 24 gauge prefinished double lock standing seam metal roofing and trim. Crimp panels to trim. (No exposed rivets or screws in
panels.)
Underlayment Details:
a. Adhere a high temperature underlayment that meets the following requirements on the entire roof to eliminate the possibility of
asphalts melting beneath the metal roofing.
i. ASTM Requirements for High Temperature Underlayment:
ii. Peel Resistance on Plywood – ASTM D903: 11.4 LBS/Ft
iii. Low Temp. Flexibility - ASTM D 1970 : -22°F
b. Extend underlayment approximately 12” up sidewalls. Cut and dispose of existing siding if necessary.
c. Removed siding will be replaced with metal counter flashings.
d. Install Versa shield Underlayment to receive the required UL class A fire rating.
Sidewall Details:
e. Roof-To-Wall (sidewall) Transition – Custom fabricate and install 24 gauge prefinished metal sidewall flashing. Add a piece
of “L” metal to extend flashing 12” up walls for additional protection from ice dam buildup.
See RD-3 Sidewall Detail for profiles required. Extend flashing 12” up walls (with L-Metal) rather than the suggested 4” for
additional protection against ice dam buildup.
f. Panel Details:
g. Metal Panels – Custom fabricate and install 16” wide 24 gauge prefinished metal panels.
h. Metal panels to be fabricated on-site to ensure correct measurement.
i. Panels to be hemmed to all eave, rake, and valley metal. Refer to RD-1 & RD-2.
j. Recommended seam height of 1.5”
k. Seams must be double-locked mechanically seamed with a mechanical seamer to reduce the likelihood of ice dam buildup
leaks.
l. Add an expansion joint into the panels if panel length exceeds 40’
Curb and Pipe Details:
m. Curb & Pipe Details – Add curb and pipe flashing details according to NRCA specifications.
i. See RD-4 & RD-5 NRCA drawing details for custom fabricated curb crickets and pipe flashing details. NOTE* If possible raise
skylight 6” and install new custom crickets behind them.
Option #1: Snow Retention Standing Seam. S-5 Snow retention
• Install Approximately 700 S-5-E to seam brackets with.
• Install Colorgurd with matching metal insert.

Standing seam Color Specs:
Color to be Drexel Dark bronze. Same color as installed on Village In Plaza Phase 5.
