Dear Martin,
This letter is in regards to the upcoming Vai121 project and is a supplement to the Construction
Documents prepared and submitted by 359 Design. Shaner Life Safety has been retained as the
project Fire Protection Engineer. As part of the upcoming project, Vail 21 Ownership and
Management are committed to completing life safety improvements as follows:
1. Replacement of the existing fire alarm system. This will occur in phases, with the first
phase being a fire alarm panel replacement and a one-for-one replacement of existing
peripheral devices. This will occur concurrently with the wark outlined in this building
permit application. Additional phases will include the addition of smoke and carbon
monoxide detectors in the units, improved occupant notification and upgraded device
locations in common areas. The phased plan will be developed and presented to Vail Fire
& Emergency Services (VFES) as part of the fire alarm permit application.
2. Repairs and maintenance of the fire protection system. This scope of wark will
include the removal of existing 1-1/2" hose connections located in cabinets on the
exterior walkways of each floor of the building. The 2-1/2" standpipe connections in the
existing three stairwells will remain. The entire system will be tested in accordance with
NFPA and VFES standards. The scope of work will be further detailed in the fire
protection permit application to VFES.
3. Knox Box/Key improvements. The existing knox box contains an excessive number of
keys. Management will be improving the situation by creating a master lcey, a copy of
which will be provided in the knox box. Unnecessary keys will be removed.
Further documentation will be provided to Vail Fire & Emergency Services in the form of permit
applications, test and inspection reports and scope of work letters. Please advise if additional
information is required by the Building Department for the items noted above.
