I note it does not meet the 2009 IBC. I thought we were using the 2012 edition now. There is a plan note that the 2009 and 1979 review under Incidental Use Areas shows a 1 hr rating or automatic fire extinguishing system but only for the Mechanical Room. Section III Allowable Area & Height .proposes 6 stories, allows for 4 stories and an increase for area or number of stories is not allowed. Under the 1979 edition, he counts the number of stories above the B Occupancies as "4 over 2" for a total of 8. I don't think the analysis adequately addresses the basement issue. I am of the opinion that the fire sprinkler system should be extended throughout the basement level. The fire alarm system will be upgraded in phases as outlined in the combination permit_012811 � letter. We will complete the work in the noted timeline. The board has retained the services of Deborah Shaner, P.E., Fire Protection Engineer to facilitate completion of this project. Frontage Road W. Vail, Colorado 81657 Dear Mike, This letter will outline a proposed plan for upgrading the fire alarm system at Vail 21. The project will be completed in Phases. Phase 1 of this work is being conducted concurrently with a Building Permit project. The associated fire protection and life safety scope was outlined in a separate letter dated April 10th, attached for your reference. The following outlines a phased approach to upgrading the fire alarm system at Vail 21. This work is currently in design and will be documented with drawings and other submittal information at the time of permit. The purpose of this letter is to establish the scope of work, phases and a schedule for completion. Phase 1: One for One replacement of existing fire alarm system Schedule: July 1, 2014 — November 1, 2014 This phase will include a one-for-one replacement of existing fire alarm devices. The existing fire alarm panel is a Mircom FX-2000, which is a current, addressable, UL listed fire alarm panel. This panei may or may not be replaced depending on the chosen fire alarm contractor. All existing detectors, pull stations, modules, horns and strobes will be replaced with new devices. Existing conventional zones will be converted to addressable. No new functions or devices will be added to the system outside of addressable modules as needed. In early June, we will submit a formal fire alarm permit application which will include drawings, calculations, wiring diagrams, a points list and equipment data sheets. Phase 2: Installation of one smoke/heaUcarbon monoxide detector per unit Schedule: Spring/Summer, 2015 This phase will include the installation of one combination smoke/heabcarbon monoxide detector with integral sounder into each unit. We propose to install the device approximately May 8, 2014 Vail 21 Page 2 Shaner Life Safety letter 15'-20' into the unit from the front door, which will place it centrally in the Hallway/Living Area. This detector wili initiate a general alarm condition upon activation of the heat detector element. Carbon monoxide detection will sound a local alarm, but call the fire department. Smoke detection will be a local, combination permit_012811 supervisory condition only This device will have an integral sounder base for occupant notification, temporal 3 pattern for smoke or heat detection, and temporal 4 pattern for carbon monoxide. Phase 3: Addition of smoke detectors to sleeping rooms in units Schedule: Completed by end of 2016 In this phase, each unit will have smoke/heat detectors installed within the sleeping rooms. These wili be addressable, combination smoke and heat detectors with sounder bases. Activation of the heat detector will cause a general alarm and activation of the smoke detector wiil initiate a supervisory condition. Phase 4: Ongoing maintenance of system; upgrade of commercial units as tenant finishes occur The expected life of the new fire alarm system will be 20 -25 years. Phase 4 will be an ongoing maintenance plan to ensure this system meets its life expectancy. Annual testing and inspections will be performed. As commercial units are remodeled, they will be evaluated for cornpliance with current fire department standards We believe that this plan provides a reasonable approach to upgrading the fire alarm system�. At Vail 21. Please advise if this plan is acceptable. Of course, the Vail 21 management, HOA and Boa�d of Directors understand the commitment made in this letter and will follow through on future phases.
