Planner: Jonathan Spence DRS Fee Paid: $300.00 July 01, 2014 Jonathan Spence Town Of Vail, Design Review Department of Community Development 75 South Frontage Road Vail, Colorado 81657 RE: 4238 Nugget Lane Approved Design Review Changes Dear Jonathan, I am the general contractor for the remodel and expansion in process for the residence of Kent and Mary Johnson, 4238 Nugget Lane. We propose the following changes to what the TOV DRB has already approved. 1) The entryway is designed to utilize concrete footers, walls, slabs and stairs. We find that this industrial appearing concrete design would require excavation approximately 1 foot from the trunk base of very mature and healthy spruce trees. To minimize root damage and preserve the trees we propose to build a wood framed deck of approximately the same size as the approved concrete platforms and utilize a wood post offset to support the 4'x6' entry platform. We would finish the stairs and railing to match the approved adjacent decking. The upper roof will be supported by a bracket attached to the home. This approach has been reviewed and approved by the structural engineer we have engaged throughout this project. His drawings, our proposed design sketch, and a photo of the existing tree and entryway position are attached. 2) The owner's would like to add a window to the upper west wall. The same dimension as the west wall garage wall window that has already been approved. A sketch of the location is attached. 3) The electric power line from Holy Cross Energy would be located towards the front of the home rather than the west wall. Holy Cross recently installed a new transformer to the East of the Johnson residence and the logical entry point for the new power line would be towards the front of the home rather than the opposite west wall side. A photo of the trenched line is attached. Please let us know what additional information we can provide you.
