Initial project development of the unfinished unit was mostly completed around 2006. The proposed building work consists of expansion and completion of the currently unfinished existing 2-level penthouse unit. This is the top two floors of the 5-story building. New construction will include, but not be limited to installation of new building and roof structure, new exterior balconies, exterior envelope and finish materials, interior walls and finishes, mechanical,plumbing and electrical systems. Site preparation includes removal of existing roof structure in the penthouse area and modification of some lower level structural elements, which would require a boom crane on private property adjacent to the ROW, and a construction staging area in the I-70 Right of Way (ROW). AMPH, LLC is currently warking with the neighbor, Village Inn Plaza, for easement approvals. There would not be any Construcrion) live loads over ROW, and there would not be any boom overhang of I-70 on-ramp Reconstruct Special Use 3 Landscape& S/W No Permit 1 month Final clean up restaration work on south side of Fronta e Rd (Landscape) Analysis of Alternatives Please see attached options 1, 2a, and 2b The contractor evaluated several types of cranes to find an option that did not encroach into the ROW at ground level, and was able to identify an option that keeps the crane base on private property. Al] options presented show this. The contractor evaluated several types of crane boom configurations to minimize the area of boom overhang the ROW. Option 1 shows a full 360-degree free-swinging boom. Option 2a shows a restricted boom that greatly reduces ROW overhang. The contractor also evaluated several options for staging of materials transfer to/from the site and trucks. The contractor will likely utilize a self-erecting tower crane and will either use the existing Sebastian loading dock, a temporary service drive or temporary 1-lane diversions along S Frontage Road E for staging/deliveries. • Option 1 keeps the existing sidewalk in place,but would require closure on the outside eastbound through lane of the South Frontage Road in order to provide the materials transfer area. If this option is used, the contractor will arrange on time deliveries with roughly 1-3 hour windows. • Option 2a and 2b show the materials transfer area close to the building in the location of existing sidewalk.
