Stacy and Melissa, thank you for your patience with our getting back to you. From our
connection issues to our leaving home for an out of town family wedding we have been
scrambling. We are still away from home but are sending you what we have been able to find on
the laptop.
There will be perhaps eight to ten emails /correspondence from the past couple of months. This
should help with the understanding of the finances, etc of the building.
We are sorry the brokers did not allow communication between buyers /sellers before closing.
You will note from documents that 5014 has not had an HOA.
I have been in touch with an HOA specialist attorney in Vail who did not feel that an HOA was
not really necessary due to the small size of our building. He would be willing to set up as large
or small an HOA as we wish.
Liz and Jim were the first buyers after the original 4 buyers of the building.
Stacy and Melissa, before forwarding these emails just a couple of observations.
The points listed by the inspectors were spoken to before closings. Just a short recap, all inside
work in each unit is the responsibility of the current owner. Windows are considered to be
individually owned. (If an owner wishes to upgrade windows, permits with the town of Vail
must be issued. and in this respect we say "good luck ".) Joint outside walls and decks are usually
the joint responsibility of the collective building owners as noted in our documents as the
"Association of Unit Owners" which has been our HOA. It seems reasonable to do the walks
after contracts, permits and weather allow.
We are very sorry that the roof is still a problem. We thought that was repaired. JIm has been in
touch with the most recent roofer Montag and the past roofer Boyd. Another roofer who will be
doing Mike Mathias' roof and had done another near by will be looking at 5014's roof tomorrow.

Melissa and I need a hard copy of our insurance company /policy information and a copy
of the last claim. We could get a new roof if we can get someone out here to look at it -
and insurance may pay since it was proven that the roofing materials were defective. We
got one bid today to replace the roof and can get a couple more. I am there 4 to 5 days a
week and can schedule it. But we can't have insurance look at it until we have the
insurance info.
I have had one bid on the window replacement and will get 2 more. Wind is literally
flowing through. Unacceptable.
But until we have a bank statement and spreadsheet regarding the HOA funds, we are
paralyzed.
Please, let's all get on the same page. I don't want to retype the previous email to show
what needs to be done. And we want to live in harmony!
Jim, please respond soon with your feedback and let us have the
information that we need to move forward.

Thank you Melissa, for contacting and securing an estimate from AG Roofing. It would, of
course, be good to have 2 or more estimates for a new roof but time is not on East Vail's side!
The fact that they could start the work in 2 weeks is excellent. You are both there. Whatever you
think is best would be fine by us. Melissa and all of us need to be secure for the winter.
Michael Boyd, who we had to re -roof in '99 with plywood people is good and reliable but
extremely busy. He also has a detached retina and had second operation for it this past Friday.
He will personally be out of commission for a while.
His estimate for new roof in Dec 2012 was $48,000 complete with $4,000 in permits, tear off and
plywood if needed etc. His warranty was for 4 years. The seven owners felt that was too steep.
Our comments on the price and work would be: $20,000 plus $2,000 tear off, cost of permits and
plywood (necessary for the new roof in 1999). Perhaps 26 to 30 thousand? There would be a
special condo assessment needed. There was one (maybe the first) for the '99 roof.
Hollywood Services will look at #2 and 3's side -yard this week and to determine what they feel
is best.
Thank you, Melissa for changing out the renters in #2. You win with some, you lose with some.
Recycle is still being worked out in Vail. We will be updated.
Please let us know your window outcome as we would like to also update. We had replaced
windows (bays) on the northside years ago and are quite happy with them. When we planned to
put more bays in and replace the flat windows the cumbersome process and permits and
architects were roadblocks so did not do it. We have heard that the process is better now.
Melissa, the washer /dryer in your condo is upstairs in the bathroom because at the time of
installation the renters did not want them in the first floor closet. If we had remodeled a second
time we would have moved the W/D to the closet and enlarged the basement trapdoor to
accommodate a proper step to the basement. Having the venting go straight up and out the roof is
not the best way to dry clothes and if snow piles up on the roof it melts snow that can come back
in vent. A side vent (out the first floor wall) also allows for a gas dryer.
Lin Mead knows that the deck is off the table now. We are sure he would refund when asked
(after subtracting fencing repair costs). The other estimate we had for the deck was $12,000. If
you feel that you can attach planking we would be pleased. It has been tried twice before in the
last year or two.
The shed was not deeded to units #2 and #4. Stacy, Unit #3 owners perhaps left that in the
contract. It was built primarily by Jim K for storage of our bikes and garden and snow equipment
and some furniture. We have furniture in the shed that was to go to The Nest but they were too
full to take it in August. There are two of Mark's blue wing -back chairs in shed that #2's renters
did not have room for.
Stacy, we will send you a key and you can remove the blue chairs if you wish. Mark, or we do
not want them. You could put them on the drive for a few days to see if they are taken. If not,
perhaps Treasures would take them or if nothing else put in your remodel dumpster. You can
then put a few things in the shed. We need to keep the other furniture in shed until at least next
spring or summer. Mike Mathias has a motorcycle and other things stored there. He is very good
to us so we don't ask him to remove his items.
There is a raccoon sleeping in the shed and also other critters bringing in pine cones all winter.
Birds nest in the upside down bikes! Always a big cleanup in the summer.
We will be leaving town again tomorrow for some days. Lori Krezowski (was owner of #2 with
Mark) had a level 5 brain aneurism a few days ago. She is in the critical stage after being flown
to St Paul, MN for surgery.
We will get back to you on the list of concerns you have at the condo.
