All the signs have to be approved by your team first before Town will review them so that's a Given so even font script lettering or any other type requires your review so wouldn't need stated as such. Thanks Monte 2/4/2015 West Vail Mall Sign Program Summary Adopted 1986 Amended September 5, 2007, October 17, 2012, and December 17, 2014 Purpose of Sign Program and Amendments January 2015, Amendment Purpose of this proposal is to identify and broaden applications of colors on store signs to allow properties their ability to brand themselves within their logo identity. As many of these store properties have become national store brand, their logo branding is important to them for identity. The current signs on the building have been allowed to move outside the previously amended colors and font restrictions by the property management company and have been permit approved by The Town of Vail *. This amendment is designed to bring current signs into Master Sign Program regulations and to set standards for future tenants_ so the Master Sign Program is cohesive and consistent to existing signs on the building while meeting the increased desire of the building tenants to be allowed better "brand identity" signs in their logo & color selections. Amendment verbiage will be represented in bold italics for review. September 2007, Amendment The intent of this revised sign program is to allow tenants of condominium units 4, 5, and 6 of West Vail Mall visibility from I -70. These units are located within an arcade between the south and north buildings of the West Vail Mall. Due to their location, their storefronts are not visible from the I -70 or the frontage road. Therefore, in order for the tenants of units 4, 5, and 6 to successfully conduct business and for the owner of the property to encourage occupancy, a change in the sign program that allows these tenants reasonable visibility while still maintaining the overall look and feel of the shopping center is requested. Additionally, the language of the sign program has been clarified to avoid confusion in regards to all permitted tenant signage and to update this program to be in compliance with Title 11, Town of Vail Municipal Code - Sign Regulations, as may be amended from time to time. Definitions Face: The primary surface of a sign used to convey the name and brand identity of a business; usually fabricated of acrylic. Raceway: The electrical housing to which an internally illuminated sign is mounted. Reveal: The extruded outline of a letter or logo face, usually fabricated of metal, which houses the lighting element. Trim Cap: Edging that mimics the profile of lettering, logos, and reveals for the purpose of attaching faces to reveals. Sign Area: Shall be measured by multiplying total width (inches) by total height (inches) of up to two (2) imaginary polygons enclosing all letters, graphics and sign base material, including framing, not integrated into the architecture of the building. Wall Mounted Signs — Allowance by Tenant Units 1 and 7 Number: 2 signs per tenant. Size & Location: Unit 1 is permitted no more than 44 square feet of signage on the south facade of the unit. Unit 1 is permitted a second sign no more than 20 square feet on their west facade. Unit 7 is permitted no more than 20 square feet of signage on the east facade of the unit. Unit 7 is permitted a second sign no more than 20 square feet on the south facade of the south building. Notes: All signs are to be mounted parallel to the building facade. Each sign shall be positioned in the sign band above the store front, centered horizontally over the space and centered vertically so as to be on the same plane as adjacent tenants. Design: Individual pan channel letters flush or raceway mounted. Raceways shall be painted to match the color of the facade, which is tan as of the date of this amendment. Letters are to have acrylic faces using no more than 2 colors for letter faces. Logo Icons outside letters themselves will allow multiple colors to enable store tenant to match their branding and help logo icons clarify their brand identity. Fluorescent, day -glo, and neon colors are not allowed. Letter and logo reveals for each sign shall be one of the following colors: black, bronze, or tan (to match the building). Trim cap colors should match the reveals, or the colors of the letter and logo faces. If reveals and sign faces are the same color, trim caps may use a different color. An accent color for the trim cap is permitted at the discretion of the Design Review Board. Reveals are to be no deeper than 7 inches. Exceptions: A small corporate logo made from colored acrylic or acrylic covered with translucent vinyl may be incorporated into the sign but the logo shall be no larger than the size of the individual letters used in the sign. Logos must be accompanied by letters and the logo will be counted along wit the letters in assessing the size of the sign. Cabinet type, internally illuminated signs may be permitted subject to approval by the landlord and the Town of Vail. Lighting: Letters may be front lit with downcast white lighting or back lit with white neon or white LED. Amend LikhtinQ: Letters must be interior lit with white neon or white LED only . Units 4, 5, & 6 Due to their location in the arcade section of the mall, tenants may place signage on the south facade of the south building. The sign band for these three tenants is located at the west corner of unit 9 as illustrated by the attached photo rendering. Signage is to be placed in this location in lieu of mounting signs to the storefront located within the arcade. Tenants who have signage located at the west corner of unit 9 are prohibited from placing signage directly above their storefront. This signage is intended to be directional in nature and as such an arrow will direct visitors to the arcade section of the property. Hanging signs will no longer be allowed in the arcade as they are prone to vandalism. Number: 1 sign per unit 4, 5, & 6 may be placed on the south facade area referenced above. Size: Lettering for these signs is to be no larger than 8 inches in height, with the total sign area not to exceed 14 square feet Location: Signs are to be located in the western most corner of the south facade on the south building. The signs for these three tenants shall be stacked and the overall height of the combined signage is to be centered vertically on the sign band. The tenant signs shall be left justified. Notes: Signs are to be flush mounted parallel to the building. Raceway mounting is not an option for this sign type. Design: Individual pan channel letters flush mounted. Letters are to have white acrylic faces. Reveals shall be one of the following colors: black, bronze, or tan (to match the building). Trim cap colors should match the reveals, or the colors of the letter and logo faces. If reveals and sign faces are the same color, trim caps may use a different color. Reveals are to be no deeper than 7 inches. Reveals sizes for the three tenant signs in this location must be the same size. Font: Letters are to be Helvetica upper case. Exceptions: Unit 6 is permitted a sign no more than 20 square feet on the east facade. A sign at this location may be raceway mounted. The raceway shall be painted to match the color of the facade, which is tan as of the date of this amendment. Letters may be front lit with downcast white lighting or back lit with white neon or white LED. Units 2, 9 -15 Number: 1 sign per tenant. Size: The allowable sign area of any business shall not to exceed 20 square feet per business. Location: All signs are to be mounted parallel to the building fagade. Each sign shall be positioned in the sign band above the store front, centered horizontally over the space and centered vertically so as to be on the same plane as adjacent tenants. Design: Individual pan channel letters flush or raceway mounted. Raceways shall be painted to match the color of the fagade, which is tan as of the date of this amendment. Letters are to have acrylic faces using no more than 2 colors for letter faces. Location: Affixed to glass surface or within three feet (Y) of a window and visible as viewed from outside the storefront. Lighting: Indirect. Note: Intended to be used to identify particular types of services, produces, or events. If a tenant wishes to locate a business identification sign on a window, this shall be in lieu of other signage and shall be subject to the requirements of those sign categories. Nonconforming Signs Nonconforming signs are permitting to remain until removed or replaced, pursuant to Title 11, Chapter 9, Vail Town Code — Exempt, Prohibited and Non - Conforming Signs.
