I have a pre-appl. meeting today with some developers interested in expanding the condo poftions of the Red
Lion Building. After some digging through the files, in 1990/1991 the Red Lion building was granted several
variances, modifications to a view corridor, and approval of an "exterior alteration" to allow for a
significant redeveloped. One of the conditions of approval by the PEC and Council was that all future
renovations to condos R-1, R-2, and R-3, shall not expand beyond their 1990/1991 approved exterior walls and
the GRFA was capped at the as-built calculation. The other part of this condition was that the density was
capped at exactly 3 units. There is language prohibiting new units or any subdivision of these units. These
requirements were also made part of the Red Lion condo declarations, to which the Town of Vail is pafi.
