renovation. We did not have enough owners at the end that agreed to move forward with
the windows. Due to us not excepting the job we are still responsible for paying the Plan

each room shown on the plans. Location of mechanical equipment clearly shown

doors, and finish grades.

BUILDING PERMIT APPLIGATION CHECKLIST
COMM ERCIAL TENANT FINISHIIMPROVEMENT
This checklist is to be used with any tenant finish/improvement permit application.
! Town of Vail Design Review Board approval must first be obtained for any exterior modifications proposed
I Plan Check Fee must be paid at the time of application for projects over $100,000 valuation (see attached
schedule)
The following information must be shown on all 4 sets of plans:
! Construction plans stamped and slgned by a Colorado State Licensed Architect.
Original building construction type per IBG chapter 6 ex. ll-A, V-B
Tenant suite or tenant space number.
Tenant space location identification. Show location of the tenant space within the overall building.
Floor plans with existing and proposed walls. Show all wall assembly construction and proposed interior
finishes with flamespread index. Proposed construction type must match existing building construction type.
Clearly show proposed use of each room or space on the plans.
Reflected ceiling and finish plan. Type of materials must match the fire resistance/type of construction
requirements in the existing building. Show all interior ceiling finishes and flamespread index
Door schedule. All doors shall be clearly identified with fire rating, size, hardware and swing.
Means of egress plan. Show all occupant loads and number of exits from the tenant space
Areas requiring two (2) exits: Exit doors shown to swing in the direction of exit travel, separation of exits
comply with code, illuminated exit signs are shown.tl Windows shall be labeled with size, operation, safety glass.
tr All areas and rooms of the tenant space are accessible per ANSI 117.1 requirements.
! Accessible maneuvering clearances provided at all doors for accessibility per ANSI 1 1 7.1
! Service counter-tops and built-in work stations provided with accessible areas per ANSI 1 17.1
! Bathroom facllities. All accessible/adaptable features, clearances and turning spaces provided per ANSI 1 17.1

! Separate sex bathroom facilities provided if the number of occupants or employees exceeds (15)'

The Millrace Condominium Association requests permission to replace a number
of exterior sliding glass doors and windows in the existing Buildings, There is no
proposal to increase the floor area ofthe Buildings or revise the location or size ofthe
existing exterior openings.
Millrace was constructed in the early 1980's. The sliding doors and windows
that were originally installed are Pella Wood Windows. At this time a number of the
existing door and window units have deteriorated despite careful maintenance over the
years.
The doors and windows that are to be replaced will be replaced with Pella Clad
Wood Windows, essentially the same windows as the existing ones with an aluminum
clad surface over the exterior of the wood doors and windows. The cladding color will
closely match the existing color of the existing wood windows. Existing doors and
windows that are not replaced will be painted to match the new clad window color.
Where new doors and windows are installed, adjacent wood and stucco surfaces will be
patched and painted to match the existing adjacent surfaces.
At this time exterior doors and windows will be replaced in l4 of the 30 Units on
the site. The Board of Directors of the Condominium Association has resolved to
require that all future sliding door and window replacements match the doors and
windows being replaced at this time.

The Millrace Condominium Association requests permission to replace a number
of exterior sliding glass doors and windows in the existing Buildings. There is no
proposal to increase the floor area ofthe Buildings or revise the location or size ofthe
existing exterior openings.
Millrace was constructed in the early 1980's. The sliding doors and windows
that were originally installed are Pella Wood Windows. At this time a number of the
existing door and window units have deteriorated despite careful maintenance overthe
years.
The doors and windows that are to be replaced will be replaced with Pella Clad
Wood Windows, essentially the same windows as the existing ones with an aluminum
clad surface over the exterior of the wood doors and windows. The cladding color will
closely match the existing color of the existing wood windows. Existing doors and
windows that are not replaced will be painted to match the new clad window color.
Where new doors and windows are installed, adjacent wood and stucco surfaces will be
patched and painted to match the existing adjacent surfaces.
At this time exterior doors and windows will be replaced in l4 of the 30 Units on
the site. The Board of Directors of the Condominium Association has resolved to
require that all future sliding door and window replacements match the doors and
windows being replaced at this time.

The Millrace Condominium Association requests permission to replace a number
of exterior sliding glass doors and windows in the existing Buildings. There is no
proposal to increase the floor area of the Buildings or revise the location or size of the
existing exterior open ings.
Millrace was constructed in the early 1980's. The sliding doors and windows
that were originally installed are Pella Wood Windows. At this time a number of the
existing door and window units have deteriorated despite careful maintenance over the
years.
The doors and windows that are to be replaced will be replaced with Pella Clad
Wood Windows, essentially the same windows as the existing ones with an aluminum
clad surface over the exterior of the wood doors and windows. The cladding color will
closely match the existing color of the existing wood windows. Existing doors and
windows that are not replaced will be painted to match the new clad window color.
Where new doors and windows are installed, adjacent wood and stucco surfaces will be
patched and painted to match the existing adjacent surfaces.
At this time exterior doors and windows will be replaced in l4 of the 30 Units on
the site. The Board of Directors of the Condominium Association has resolved to
require that all future sliding door and window replacements match the doors and
windows being replaced at this time.

Charlie,
In March of this year, we met to discuss replacement
Condominium. There were a number of stairs that could not be rebuilt to meet the
dimensional requirements of the IBC 2003. In the attached Memo dated March 1 1,2005,
we suggested that handrails would be installed on both sides of the stairs where the stairs do
not meet the Code requirements to improve the safety of the stairs.
The Board of Directors of the Millrace Condominium has requested that I contact you about
installing only one handrail on all stairs at Millrace, in contradiction to the letter of March 11.
In most cases the stairs are about 36 inches wide. When handrails are placed on both sides,
the effective width of the stair is about 28". At that width the stairs are difficult to use and
restrict reasonable access to the Units.
Section 3403.4 of the IBC provides latitude in replacement of existing stairs that cannot be
installed to current Code standards: "An alteration or replacement of an existing stairway
shall not be required to comply with the requirements of a new stairway as outlined in
Section 1009 where the existing space and construction will not allow a reduction in pitch or
slope".
