The following is the description of the request.
My clients are requ�sting approval for a change in preuiously approved plans where they were
utilizing the existing void spaces adjacent to the Loft Lev�l of their Vail home to increase the
size of their Master Bedroom and to add Closet space. (See the attaehed copy of the Design
Review Board Actian Form). The present changes would incr�ase the Mast�r Bedroom by
200.0 S.F. and would increase the Closet space by 128.7 S.F. The tatal added GRFA would
be 329.60 S.F. All of the added floor area occurs below the existing roof and extent of the
existing exterior walls with absolutely no changes to the exteriar of the building.

Mr. Albrecht,
This lefter is being sent as a follow-up to aur conversations regarding tf�e potential expansion of
existing condominiums within the Liftside Condominiums into existing hallways. Staff has determined
that each unit is entitled to a 250 square faat addition and interior conversion. Staff"s reasoning behind
this is that Liftsid� is lacated within Development Area A of Special Deveiopment District (SDD) #4.
Within SL1D #4 there is a specific amount of Gross Residential Floor Area (GRFA) allacated ta
Development Area A. The recent changes to GRFA were found not ta affect Development Area A as
there is na reference to those sections af the Code which were aff�cted by the GRF'A changes.
To do more than a 250 s uare foat addition ta an existin dwellin unit would mean that ou would fall

unde�the definitior€ of a Major Amendment to 5DD #4. Reducing the amount of your additions ta 250
square feet or less means that you would fall under the de�nition of a minor amendment whieh is a staff
appro�able application with an updat� provid�d to the Planning and Environmental Commission, which
could be called up for re�iew. Please also be aware that every time an owner would take advantage of
an addition of any size #hat a new condominium plat would be required to be r�corded.
Staff does not ha�e any knowledge about the covenants or declarations for Liftside Condominiums or
the whols of SDD#4. !t is possible that they cantain further restrictions or requirements.

The tallawing is the des�ription of the request.
My clients are requesting approval for a change in previously approved plans where they were
utilizing the existing void spaces adjacent to the Loft Level of their Vail hc�me to increase the
size of their Master Bedroom and to add Closet space. (See the attached copy af the Design
Review Board Action Form). The changes #o the approved plans wauld reduce the added space
in the Master Bedroom fram 132.9 S.F. to 127.3 S.F and would increase the added Closet
space from 85.9 S.F. to 155.3 S.F. The total difference in the approved plans is an increase
from 218.8 S.F. to 292.6 of added GRFA. All of the added floor area occurs below the existing
raof and extent of the existing exterior walls with absolutely no changes to the e�cterior of the
building.
We are requesting approval of the added GRFA by way of Section 12-15-5 Additional GRFA
(25fl Ordinance).
