As requested, we have reviewed the plans for the proposed additions at the subject site that
you provided to us with regard to geologic hazards. Chen-Northern (formerly known as
Chen and Associates) previously conducted soil and foundation studies for Building D under
Job No. 12,62I, dated October 31, 1975 and for Building E under Job No. 13,299, dated
J:une 29,1976. Both reports were prepared for Pierce, Briner & F. Scott Associates of Vail,
Colorado. These reports did not address geologic hazards. We understand that an
Environmental Geologic Investigation was conducted for the Northwoods project by
Woodward-Clevenger.
Buildings D and E have been identified as being in a medium severity rockfall hazard area
(Schmueser & Associates, 1984). The buildings also lie just below a high debris avalanche
hazard zone (Arthur I. Mears, 1984). The site is outside of any Snow Avalanche Hazard
Zones as identified by Arthur Mears (i979).
The proposed additions consist of enclosing existing decks. On the south side of Unit D409,
the second floor kitchen deck will be enclosed. On the north side of Unit E13, the fourth
floor IMng room deck will be enclosed. The south side of Unit E208 will have both the
second floor living room and the bedroom decks enclosed. It is our understanding that the
building footprint at the ground floor level will be unchanged and that no changes in the
landscaping around the buildings are planned.
Based on our understanding of the proposed additions, we believe that, although the site is
within a geologically sensitive area, the proposed additions will not increase the hazard to
the existing buildings or to other property or structures or to public rights-of-way, streets or
utilities.
