Dear Mr. Nordin:
As requested, we have reviewed the plansprovided by Gwathmey/Pratt Architects for the
proposed addition at the subject site with regard to potential geologic hazard impacts.
Chen-Northern (formerly known as Chen and Associates) previously conducted a soil and
foundation study for Building D under Job No. 12,62I, dated October 3I, 1975, prepared
for Pierce, Briner & F. Scott Associates of Vail, Colorado. The report did not address
geologic hazards. We understand that an Environmental Geologic Investigation was
conducted for the Northwoods project by Woodward-Clevenger.
Building D has been identified as being in a medium severity rockfall hazard area
(Schmueser & Associates, 1984). The building also lies just below a high debris avalanche
hazard zone (Arthur I. Mears, 1984). The site is outside of any Snow Avalanche Hazard
Zones as identified by Mears (1979).
The proposed addition consists of enclosing oart of an existing deck on the ground floor of
the buitding. It is our understanding that the building footprint at the ground floor level will
be unchanged and that no changes in the landscaping around the building are planned.
Based on our understanding of the proposed addition and review of the potential geologic
hazard impacts, in our opinion, although the site is within a geologically sensitive area, the
proposed addition will not increase the hazard to the existing building or to other property
or structures or to public rights-of-way, streets or utilities.
