Aleman Residence in Northwoods. They are combining two units into one large
unit. There are separate parcel numbers on each unit. I filled out a pennit application
on each unit, and divided the valuation costs of the work between the two units. I
hope this is correct. Can we combine this is into a single pennit?

Our calculations indicate that, on average, each unit in the'D'building at the Northwoods project
(13 total) can sustain 350 MBH gas consumption (nameplate value). Our calculations are based
on the following:
o A2" medium pressure gas line would be run from a meter located on the north elevation of
building'E'. The 2" gas line would be routed through the underground parking beneath
buildings'D'and'8,'routed up the east elevation of building'D'in a vertical chase to the
third floor, and then routed the length of the third floor hallway in building'D'.
r A I " medium pressure gas line would stub off for each unit (13 total) from the 2" medium
gas line in the third floor hallway, or from the 2" medium pressure gas line in the vertical
chase.
. A gas pressure regulator would be located in each unit per each stub off.

Roofing Specification for Northwoods Unit D-14
TEAR OFF / MISCILLANEOUS:
llTear off existing roofing and remove all debris from the site. Plath Construction will keep the.lobsrte
as clean as possible and practical during the construction, and a thorough cleaning of Plath's work areas
will be performed upon completron. Plath Construction will take all reasonable precautions to protect the
lrterior of the building from water and weather However, Plath Construction shall not be held liable for
any intenor damage sustained from leaks caused by sudden and,/or unforseen storms that occur during the
tear offphase of this work.
2] Remove snow fence and save. Existing snow fence to be reinstalled after the new Jif! Seal Ice and
Water Guard is installed
3] Inspect the plywood for water damage, and replace as needed.*t This work, if required, will be an addrtional charge over and above the contract price, and will be
charged at the rate of $ 1.85 per square foot. No additional charges will be incurred without prior
notification of, and authorization from, the owler or owner's agent. **
4l Plath construction will provide all insurance and permits required by the Town of Vail Building
Department.
Exclusions and Qualifications:
1] No gutter or downspout work is figured in this proposal.
2l Heat tape will be removed by Plath and saved. Plath policy does not allow for our men to install heat
tape. The only heat tape approved by the TOV Building Department must be installed by a licensed
electncian. All other heat tape systems have been determined to be a fire hazard. For this reason, any heat
tape installation of the new or exrsting heat tape is excluded from this proposal.
DRY-IN / COLD ROOF/ SHAKES / FLASHING:
1l Install "Ji8r-Seal" Ice and Water Guard by "Protecto Wrap" over entire pitched roof area, according
to manufacturer's specifications Extend membrane up walls a minimum of 12" at roof-to-wall junctures.
Use mastic as needed,
2] Install #l medium cedar shakes with laced 18", # 30 felt each course. Use starter and hrp-and-ridge
shingles as needed.
3l Install 26 gage prefinished flashing as needed, including valley, step, and endwall flashing lnstall
matching drip edge flastung at all eaves, rakes and the edges ofthe ridgevent. tnstall metal counterflashing
at all roof to wall junctures. Caulk the top edge with silicone for a permanent water seal. Flashing color
to be selected by the owners representative from the manufacturer's standard color chart.
4] Re-install the original snow fence at the current locations. Snow fence brackets will be installed over
the new Jift Seal layer. Touch up painting, if needed, is not included in thrs proposal.

l] Please be advised that materials for this proposal have been bid at current market prices. Due to
volatility of the market, material prices cannot be guaranteed past 30 days.* Please take note that a "letter of intent" received by Plath Construction, Inc. within the 30 day
period will allow us to "lock in" current material prices even if actual purchases are made several
months later.
2] Class "8" cedar shakes for this proposal have been bid at the current market price of$ 158.00 per
square Due to the extreme volatility of the cedar market, price changes prior to the acceptance of this
proposal will require renegotiation of the contract price, to reflect any such changes.
3l Winter work is not figured in this proposal. If roofing work is falls between October l5th and April 30,
additional charges wrll apply to cover our added expenses for working under adverse winter conditions.
Any such charges shall not exceed 157o of the contract amount and nclude any snow removal and priming
charges that may apply.
4] Plath Construction carries property damage liability insurance in the amount of $2,000,000.00 per
occurrence. Plath Constructron carries auto ursurance in the amount of $2,000,000.00. Plath Construction
carries appropnate Workman's Compensatron insurance through Colorado State Compensation. No further
insurance coverage is included in our price, and if required, the additional cost shall be added to the
contract price.
5] Upon receipt of the contract price, Plath Construction wrll issue a warranty certificate guaranteeing
roofing against leaks due to flaws in workmanship for a period of two years from the date of roofing
completion. Leaks qualiSrng urder the terms of said warranry will be repaired promptly at no cost to the
owner. This warranty does not cover any subsequent interior damage that may occur.
