Or July 23, J9B6 I had occasion to inspect the loft r:nits of BuiJ-ding 1I
for placenent of fire snpke detectors. Dur5ng the cortrse of the jnspection
I noticed a potential problem relatjng to the fireplaces.
Tfre f-i.replaces i:-rstal-1ed, Roesch l,todel 1000, trave been out of productj-on
for the last I0 or 12 _vears. The original installation instructj-ons
should stilL be applicable and the standards pertaining to the chim'rey
flue pipe are still- applicable.
I have contacted the manufacturer for specrfic cut sheets on the minjrrnin
clearances so we nny verify the proper distances required. @nerally, we
fjnd that any fireplace unit in,stalled and maintained il accordance with
the original listings are cons idered "safe".
Ttre apparent prob-1-em lies in the loose connection between the s ingle wa11
flue pioe and the double wall netalbestos thirnble at the ceilirtg. Dayligh-u
can be seen between the connections and tlre flue pipe is loose. It appears
that perhaps the flue pipe may not extend qrrp into the thjmble with sufficient
depth to insure a prc'per sea1. It also appears that the thimble does not
extend do'n to a distance 18" away fron any ccnrbu^stible surface.
These two problems are easi]-y corrected bl. adding an addit ional section
of double rvall thimble pipe belc'vr the existjng section jn the ceiling.
This would provj-de for adequate clearance and the nechanical- connect ion
to the single walL fLue pipe could be corrected at that tire.
It appears the fireplace is not LiL Listed. Clearances are specified in
the Uniform l,,lechan ical Code.

TLre concern of the Vail Fire Departrrent is that we do not allcry a dangerous
leak of ccmbustion gases into the occupied unit nor allcnr a snnll chfumey fire to propagate into a nrajor stn:cture fj.re by allor.ring a gap in the flue
pipe assernbly. As you may be anvare, last lzear we had 78 stnrcture fjres,
18 of which were substantial and directly related to problems with fireplaces.I would be willing to allo$r your personnel, once given specific instructions
by the Chief Builidng Official, to inspect the fireplaces and nrake repairs
on the affected units. We would request a written list of the firdings
and repairs nnde identifying each unit. Perhaps we can minjrnize the cost jrpet tlis way and avoid r:nnecessary subcontracts.

hearths for deterj-oration of the tile and grout.

This is to acknowledge the above referenced reroofing project.
That the new roofing will be installed according to the manufacturers
specifications and the Town of Vail Building Codes. The existing
roof is a built-up roof with gravel. We will remove the existing
roofing then install 2" Polyisocyanurate fnsulation and a Four Ply
Fiberglass Built-Up Roof with simil-ar gravel to match the existing.
There wj-Il be no alteratlon in the appearance of the building.
