III. IMPORTANT NOTICE REGARDING ALL SUBMISSIONS TO THE DRB:
A. fn addition to meeting submittal requlrements, theapplicant must' stake and tape the project. site toindicate property lines, building lines and buildingcorners. All Lrees to be rernoved must be taped. Allsit.e t.apings and staking must be completed prior to the
DRB site visit. The applicant must. ensure that staking
done during t.he winler is not buried by snow.
B. The review process for NEW BUILDINGS normally requires
Lwo separate meeLings of the Design Review Board: aconceptual approval and a final approval . Applicants
should plan on presenting their development proposal ata minimum of two neetings before obtaining final
approval .
C. Applicants who fail to appeal before the Design Review
Board on Lheir scheduled meeLing date and who have not
asked in advance Lhat discussion on their item bepostponed, will have their items removed from the DRBdocket untiL such time as the item has been
republished.
D. The following i.terns may, at. the discretion of t.he
zonj-ng administrator, be approved by the CommunityDevelopment Depariment staff (i.e. a formal hearingbefore the DRB may not. be required):
a. Windows, skylights and similar exterior changeswhich do not alter the existing plane of thebuilding,' and

A.Three copies of a recent, topographic survev, stamped bva licgnsed survevor. at a scaLe of'1'a = 20, or larger,on which t.he followinq information is provided:
1. Lot area.
Two foot contour intervals unless the parcelconsists of 6 acres or more, in which case, 5,contour intervaLs may be accepted.
Existing trees or groups of trees having trunkswit.h diameLers of 4,' or more, as measured from apoint one foot above grade.
Rock outcroppings and ot.her significant nat.uralfeatures (Iarge boulders, intermittent. streams,etc. ) .
Hazard areas (avalanche, rockfalI, etc.).centerline of st,ream or creek, required creek orstream setback, 100-year flood plain and slopes of40t or more, if applicable.
Ties to existing benchmark, either USGS landmarkor sebrer invert. This informat.i.on should beclearly stated on t.he survey so that aII
measurements are based on the same start,ing point.This is particularly important for heightmeasurements. See Policy On Survey Informatj.on,for more information regarding surveys.

to be saved and to be removed must also be

3. The Iocation and type of exist.ing and proposed
watering systems to be employed in caring forp.lant maLerial- following iLs installation.
4. Existing and proposed conLour lines.
NOTE: In order to clarify the inter-relation of the various
developnent proposal components, please incorporate as
rnuch of the above information as possible onto the site
PIan.

chips, siding samples etc., should be presented to
the Design Review Board meet.ing.

V. MINOR ALTERATIONS TO THE EXTERIOR OF BUTLDINGS.
Photos or sketches which clearly convey the redevelopmentproposal and the location (site plan) of the redevelopment
proposal may be submitted in lieu of the more formal
requirements set forth above, provided aII imporLant
specifications for the proposal including cofors and
material.s to be used are submitted.

VII. FINAL SITE PLAN
Once a building permit has been issued, and const.ruction is
underway, and before the Building Department will schedufe aframing inspection, two copies of an Improvement LocationCertificate survey (ILC) stamped by a registeredprofessional engineer must be submitted. The followinginformation must be provided on the ILC:
A. Building locat.ion(s) with ties Lo property corners,
i.e. dist.ances and angles. I
B. Building dimensions to the nearest tenth of a foot.
C. All utiliLy service line as-builts, showing type of
mat.erlal used, and size and exact location of lines.
D. Dralnage as-builts.
E. Basis of bearing to tie to section corner.
F. AI1 property pins are to be either found or set and
stated on improvement. survey.
G. All easements.
H. Building floor elevations and aII roof ridge eLevaLions
with existlng and proposed grades shown under the ridge

VIII,CONCEPTUAL DESIGN REVIEW
A. Submittal reguirements: The owner or authorized agentof any project requiring design approval as prescribedby this chapter may submit plans for conceptual reviewby the Design Review Board Eo Lhe Department of
Cornmunity Development. The conceptual review isintended to give t.he applicant a basic understanding ofthe compatibility of their proposal with the Town, sDesign Guidelines. This procedure is recommendedprimarily for applicaLions nore complex than single-family and t.wo-family residences. However, developersof single-famlly and t.wo-famiJ.y project.s shalI not beexcluded from the opportunity Lo request a concept.ualdesign review. Complete applications must be'submitted10 days prior to a scheduled DRB meeeing.
The following informatj-on sha1l be submit.ted for a
conceptuaL review:
1. A conceptual site and landscape plan at a minimurnscale of one inch eguals twenty feet;
2. Conceptual eLevations showing exterior materials
and a description of the character of the proposedstructure or structures;
3. Sufficient. information to show t,he proposal
complies with the development stand.ards of thezone district in which the project is to belocated (i.e. GRFA, site coverage calculations,
number of parking spaces, eLc.),-
4. Completed DRB application form.
Procedure: Upon receipt of an application forconceptual design review, the Department of ComrnunityDevelopment shaLl review the subrnitted materiaLs forgeneral compliance with the appropriate requirements ofthe zonj.ng code. If the proposal is in basiccompliance with the zoning code requirements, theproject shalL be forwarded to the DRB for concept.ualreview. If the application is not generally incompliance with zoning code requirements, the'application and submittal materials shall be returnedto the applicant with a writ.t,en explanation as to whythe Community Development Department staff has foundthe project not to be in compllance with zoning coderequirements. Once a complete application has beenreceived, the DRB shall review the submitted conceptualreview application and supporting material in order todet.ermine whether or not the project generally complieswith the design guidelines. The DRB does not vote onconceptual reviews. The property owner or hisrepresentative shall be present aE the DRB hearing.

workmen vehicles upon any street, sidewalk, alley or publicplace or any portion thereof. The right-of-way on all Town ofVail streets and roads is approxinately 5 ft. off pavenent.This ordinance will be strictly enforced by the Town of VaiIPublic Works Department. Persons found violating this ordinancewill be given a 24 hour written notice to remove said material .In the event the person so notified does not comply with thenotice within the 24 hour tine specified, the public Works
Department will remove said rnaterial at the expense of personnotified. The provisions of this ordinance shall not beapplicable to construction, maintenance or repair projects ofany street or alley or any utilities in the right-a-way.

Dear John:
I have today rev'iewed the architect's proposed design for the addition
to the back-yard of your new duplex at 5035 Main Gore Drive in East
Vail. More ipecificllly, the pioposed plan calls for the addition of
a barbeque p'it, wind wall, flagstone paving, and a planter on the west
end of the already approved redwood deck on the south west corner
of the building. It is my understanding that the barbeque pit and the
planter wi'l 1 be constructed of concrete b'lock finished with stucco
lo match the stucco on the rest of the building. The wind wall will
be constructed of cedar posts and lap cedar sid'ing to match the rest
of the building and will'have plex'iqlas panels approximately 3' high
on the top of lhe wind wall. I have no obiection to these additions
as long ai tney are done in a professional , workmanlike manner and
are inipected and approved by the Town of Vail Build'ing Department.
I have also inspected a sample of the roof panel you propose to use
and approve of tne change iir roof color from the dark blue as originally
approved to the new color of "Dark Bronze, Duranar 200.
