Dear Diana:
I have reviewed the improvement location certificate (ILC) you submitted for the above-
referenced property. Based on a cursory review of the ILC, it appears the property on this lot is
well within the 20o/o site coverage limitations imposed under tJre Primary/Secondary zone district
regulations. Therefore, it appears a garage addition would be possibie. However, given the
configuration of the existing structure and its proximity to the required l5' side setback, a
setback variance may be required for this addition. This would require a public hearing and an
approval from the Town's Planning and Environmental Commission. Lot configuration and
existing conditions may indicate a physical hardship necessary for the granting of a variance,
however, at this point we cannot speculate on the outcome of any such request.
Additionally, a review of the Town's geologic hazard maps reveals the presence of a zone of
possible avalanche influence and a high severity rocHall hazard on the property. Pursuant to
Section l2-21, Town of Vail Code, a site-specific study prepared by a consulting geologist or
engineer would be required to address any potential safety issues invoived with new construction
on the property prior to the issuance of building permits. A copy of Section 12-21 is being
forwarded to you via U.S. mail for reference.
