In my role as one of three HOA board members, I am OK with your proposal as outlined in your email. (my position on deck expansion is to support it if it doesn't reduce someone else's view or use.) Along with Barb Perry's OK which you've already received, you have 2 of 2 board members since you are logically abstaining from the approval. Please coordinate with Karl - as you're doing already, of course. Regarding coverage of Karl's costs if any (and/or reimbursing HOA costs if any) for sprinkler system rework and extension, you can work out directly with Karl whatever is convenient.
