To answer the protocol question - my take on the bylaws is the officers
are charged to run the day to day business of the HOA and so may make
decisions Lj-ke this on beha-Lf of the HOA (or may decide in some cases
that the entire HOA needs to be involved) , Note we can do stuff Like
this, as weff as approve maintenance items, and use our judgment on
discretionary items. Large projects that commit the HOA to assessrirents
or building modifications, etc. need HOA vote and often, as j.n the case
of our el-ectrical project or hot tub, need a 75ts vote.
To answer the maintenance question - bylaws make owners responsible for
all deck maintenance on their personal decks - whether it's the
original deck or an expanded one,
ALso - my position on deck expansj-on is to support it if it doesn't
reduce someone e.Ise's view or use.
