D. The following items may, at the discretion of the

a. Windows, skylights and simi-lar exterior changeswhich do not alter the existing plane of thebuilding; and

IV. NEW CONSTRUCTIT
A. Three copies of a recent topographic survey, stamped bya Colorad.o Professional lJicensed Surveyor, aE a scaleof l-u = 20' or larger, on which the fottowinginformation is provided:
L. LoL area, and buildable area when different thanlot area.
2. Legal description and physicat address.
3. Two fooL contour intervals unless the parcel
consists of 6 acres or more, i-n which case, 5'
contour intervals may be accepLed.
4. ExisLing trees or groups of trees having Lrunks
wiLh diameters of 4" or more, as measured from apoint one foot above grade.
5. Rock outcroppings and other significant naturalfeatures (large boulders, intermittent streams,
etc. ) .
6. Hazard areas (avalanche, rockfa11, etc.),centerline of streams or creeks, required creek or
stream setback, and 100-year flood plain, i.fapplicable. Slopes of 40% or more shalL beclearly delineaLed by cross hatching.
'7. Ties t.o existing benchmark, either USGS landmarkor sewer invert. This informaLion musL be clearlystated on the survey so Lhat all measurement.s are
based on the same starting point. This isparticul-ar1y important for determining buildingheiqht and driveway slope. See Policy On Survey
Informati.on, for more information regarding
surveys.

and proposed contour li-nes shown underneath.

Once a burldrng permit has been issued, and construction is
underway, and before Lhe Building Department wilt schedule aframing inspection, two copies of an Improvement LocationCertificate survey (ILC) stamped by a registeredprofessional engineer must be submitted. The followinginformation must be provided on the IL,C:

VIII.CONCEPTUAL DESIGN REVIEW
A. SubmitEal requirements: The owner or auLhorized agentof any projecL reguiring design approval as prescribed
by this chapt.er may submit plans for conceptual reviewby the Design Review Board Lo the Department of
Community Developmenl. The conceptual review is
intended to give the applicant a basic understanding ofthe compat.ibility of their proposal wiLh the Town's
Design Guidelines. This procedure is recommendedprimarily for applications more complex than single-family and two-family resi:dences. However, developersof single-family and bwo-family projects shalI not be
excluded from Lhe opportunity to request a conceptual
design review. Complete applications musL be submitted
10 working days prior Lo a scheduled DRB meeting.
The following information shall be submit.t.ed for a
conceptual review:
1. A conceptual site and landscape plan at. a minimumscale of one inch equals twenty feet;
2. Conceplual elevations showing exterior material-s
and a description of the characLer of Lhe proposedstrucLure or strucLures;
3. Suf f j.crenL jnf ormat j-on to show the proposal
complies with the development standards of the
zone disLrict in which the project is to belocated (i.e. GRFA, site coverag'e calculaLions,
number of parking spaces, etc.);
4. Compleled DRB application form.
B. Procedure: Upon receipt of an applicatj.on for
concepLual design review, the DepartmenL of Community
Development shall review the submitt.ed mat.erials forgeneral complj,ance with the appropriate requirements ofthe zoning code. If the proposal is in basic
compliance wiLh Lhe zoning code requirements, theproject shalf be forwarded Lo Lhe DRB for conceptualreview. If the application is not generally in
compliance with zoning code regui_rements, theapplication and submitt.al materials shall be reLurnedto the applicant. wit.h a written explanation as to whythe Community Development Department staff has foundthe projecL not Lo be in compliance wit.h zoning coderequj:rements. Once a complete application has beenreceived, Lhe DRB shal1 review the submitt.ed conceptualreview application and supporting material in order to
determine whether or not the project generally complieswith the design guidelines. ?he DRB does not vote onconceptual revj.ews. The property owner or hisrepresentative shal-l- be present at the DRB hearing.
