General Information:
All projects requiring design review must receive approval prior to submitting a building permit application. Please
refer to the submittal requirements for the particular approval Olat is requested. An application for Design Review
cannot be accepted until all required information is received by the Community Development Department. The
project may also need to be reviewed by the Town Council and/or the Planning and Environmental Commission.
Design review approval lapses unless a building permit is issued and @nstructaon commences within

Election of Chairperson: Ted Wolk made a motion, seconded by Dean Jones, that Tom McCarthy

Past Meeting Minutes: Ted Wolk moved to accept the 2004-05 Meeting Minutes and Rayla Kundolf
seconded the motion. Motion passed unanimouslv.
Election of Directors: The following persons were nominated and unanimously elected as offtcers for
the 2006 hscal year:

2. Operations
Exterior Painting & Decks: Spent $7,900 on painting and deck repair this year rather than the
allocated $3,000 due to unanticipated deck repairs. Work on the decks was originally scheduled for the
2006 fiscal year.
Dumpster Building: Town of Vail requested bear-proof doors on the trash cans. These were installed
but still need to be painted. Work is being completed in joint effort with Phase II (Building 8).
South East Foundation Lift Piers: An engineer recommended that piers be put in down to the bed rock
on the southeast foundation. This was done in the spring. The budget was $4,800, but the actual bill
was $3,700. Tuck pointing on the inside still needs to be finished.
Old Furnace in Building E: Spent $3,180 on the removal of the old fumace in Building 8. The
association needed to pay this in order to fulfill terms of an earlier separation agreement with that condo
association.
Gutters: Gutter improvements and clean out were done this spring. Several repairs and downspout
replacements were necessary due to damage caused by ice. One downspout on the southwest comer of
the building was extended to keep water from entering the basement.
2005-06 Income and Expenses: Reports were distributed by Tom McCarthy and reviewed by those in
attendance. Operating incomes exceeded expenses by $671 . The special assessment covered the
foundation repair and furnace removal. Utilities are 47Yo of spending. Gas, water and electric all went
up more than the l5%o anticipated increase. Everyone agreed to place the $671 in the reserve account.
3. Old Business
Front Doors: Last year the association voted to investigate new front doors. The doors are $750. Lock
sets can be $200-$300 and permits are $45. The total cost is approximately $2,000 per door, not
including any finishing inside the unit. Inside finishing would cost approximately $200, and could vary
with each condo. Inside finishing will be directly handled between each condo owner and the contractor,
including the cost for inside finishing. It will take 6-8 weeks to get the doors.
r Ted Wolk motioned for a special assessment for $2,000 to be paid by Aug. 1 for the new doors
and to approve the doors as presented.
o Dean Jones seconded the motion.
o Motion passed with one negative vote from Unit 906.
r Ted Wolk motioned that Tom McCarthy would pick the installer and finisher. Ann Daniels
seconded the motion, which passed unanimously.
Window Replacement: Rick Haller estimated $2,000 for sliding glass door replacement and
installation vs. a $3,000 estimate from Pella. Rayla Kundolf motioned that the individual condo owners
assume responsibility for the replacement of sliding glass doors and windows. Any window and door
replacements must be approved by the Board. Etta McCarthy seconded the motion. Motion was
approved.

Pets: Dean Jones motioned that Tom McCarthy and the directors update the rules and regulations to
remove the "no pets for renters" rule and add wording reflecting that the condo owners assume
responsibility for any damage and liability. Rayla Kundolf seconded the motion which passed
unanimously.
Front Stair Repair: Tom and Etta McCarthy stated that many options exist, with costs ranging from
$5,000-$25,000. Tom will continue to look at the issue.
4. New Business
Gutter Heat Tape: Installation of gutter heat tape will alleviate the damages to gutters and downspouts
by ice, as well as lessen the possibility of ice dams forming which can cause leaks into the roof of the
building. Bids have been received, and the total cost is approximately $3500.
Proposed FY 2006-2007 Budget/COA Operating Dues: The proposed budget was presented and
discussed. This budget eliminated the special assessment ofthe past several years, and included the
installation of gutter heat tape. Dean Jones motioned to accept the budget as presented. Rayla Kundolf
seconded the motion which passed unanimously.
5. Adjoumment
The annual COA meeting was adjoumed at l:30 pm for lunch and social event.
