R6pon.\Gs05285 125 R1.doc SCOPE This report presents the results of our geotechnical investigation for the proposed Potato Patch Glubhouse Addition at 950 Red Sandstone Road in Vail, Colorado. The purpose of our investigation was to evaluate the subsurface conditions at the site and provide design-level geotechnical recommendations for the proposed construction. Our report was prepared from data developed during our review of previous investigations at the site, field exploration, laboratory testing, engineering analysis and our experience with similar conditions. This report includes a description of the subsurface conditions found in our exploratory pits, and presents recommendations for design and construction of foundations, slab-on-grade construction and details influenced by subsoil conditions. The recommendations contained in this reportwere developed based on our understanding of the proposed construction. lf plans change significantly we should be provided with building plans so that we can check that recommendations herein are applopriate. A summary of conclusions is presented below. SUMMARY OF CONCLUSIONS Soils encountered in our exploratory pit TP-1 consisted of clayey sand or gravel. We found foundation wall backfill above the natural sands and gravels in TP-2. The natural sand or gravel was observed at and below existing footings. Free ground water was not encountered in our exploratory pits. The addition can be supported on the existing or new footing foundations supported by the undisturbed, natural sand or gravel' or densely compacted structural fill. The structural engineer should evaluate the existing foundation system if it is used to support the new construction. Design and construction criteria for footings are presented in the report. We judge potential for differential movement will be low for new slabs' on-grade supported by the undisturbed, natural sand or gravel or structural fill. GS05285-125 StGS05285.000\125\2. Reportslcs05285 '|25 R1.doc 1. 2. 3. 4. SITE CONDITIONS The Potato Patch Glubhouse is located at 950 Red Sandstone Road in Vail, Colorado. The clubhouse is a one and two level structure reportedly built in the 1960's or 1970's, Landscaping, patios, tennis courts and a swimming pool are around the clubhouse. We spoke with the architect and contractor for the proposed addition. Reportedly, there have not been significant or noticeable structural problems with the clubhouse. Some spalling of exterior concrete and stucco exists in one area. Problems with the roof leaking have been reported. The structure is supported by a footing foundation system and the lower level floor is slab-on-grade. PLANNED CONSTRUCTION We understand that plans involve construction of a second level in the area of the existing flat roof where the building is currently one level. The result will be that the entire clubhouse will be a two-level structure. New footings may be required at new structural columns. Plans are to use the existing footing foundation system in other areas. SUBSURFACE CONDITIONS Subsurface conditions in the area of the planned building were investigated by excavating two exploratory pits (TP-1 and TP-2) at the approximate locations shown on Figure 1. Exploratory pit locations were constrained by existing structures and utilities. The pits were excavated by Nedbo Construction. Exploratory pits were observed by our project manager who logged the soils encountered in the pits and obtained samples for testing in our laboratory. We observed the contact of the existing footings with the soil. We considered subsurface information from exploratory borings drilled by others. Repons\Gs05285 125 R1.doc Soils encountered in our exploratory pit TP-1 consisted of clayey sand or gravel. We found foundation wall backfill above the natural sands and gravels in TP-2. The natural sand or gravel was observed atand below existing footings. Free ground water was not encountered in our exploratory pits. Samples of the soil from our pits were returned to our laboratory fortesting. A sample of the sand contained 31 percent gravel, 50 percent sand, and 19 percent silt and clay size particles (passing the No. 200 sieve). Results of gradation testing are shown on Figure 3. Laboratory test results are summarized on Table l. SITE EARTHWORK Demolition Below new footings all concrete flatwork, pavement, underground utilities, organic material and debris should be removed, as these elements, if left in place, could result in erratic support for new structures. All remnants of the foundation should be removed unless they are to be reused. Measures should be taken to protect elements that are to be reused. Existing fill (if encountered) should also be removed to natural soil. Excavations Excavations for new foundations and utilities at this site can be accomplished using conventional, heavy-duty excavation equipmenL Excavation sides will need to be sloped or braced to meet local, state and federal safety regulations. The sand or gravel will likely classify as a Type C soil based on OSHA standards governing excavations. Temporary excavation slopes deeperthan 4feetshould be no steeper than 1.5 to 1 (horizontal to vertical) in Type C soils. Contractors should identify soils exposed in excavations and refer to OSHA standards to determine appropriate slopes. Gontractors are responsible for site safety and providing stable excavations. Reoort6\GS05285 125 R1.doc Structural Fill Existing fill should be removed from below new footings. Structuralfill may be required to attain or re-attain grades below foundation or slabs-on-grade after demolition. The on-site soils will likely be suitable for use as structural fill. Structural fill should be moisture-treated to within 2 percent of optimum moisture content and compacted to at least 100 percent of standard Proctor (ASTM D 698) maximum dry density. The actual thickness of fill liftthatcan be properly compacted will depend on the type of compaction equipment. Our representative should be called to observe placement and check compaction and moisture content of the structural fill. Fill and Backfill Properly compacted fill and backfill adjacent to foundation walls and in utility trenches is importantto reduce subsequentseftlementof backfill soils and infiltration of surface water. Backfill soils should consist of the on-site soils, free of rocks larger than 3 inches in diameter, organic matterand debris. Backfill should be placed in thin lifts, moisture-conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. Density and moisture content of backfill should be checked by a representative of our firm during construction FOUNDATIONS Our subsurface information indicates the natural clayey sand or gravel is present at existing and proposed foundation elevations. The building can be supported on the existing or new footing foundations that are supported by the undisturbed, natural sand or gravel or densely compacted structural fill. Completed foundation excavations should be observed by a representative of our firm to confirm that the exposed soils are suitable for support of the footings as designed. lf deemed acceptable by the structural engineer, the existing foundation system can be used to NEDBO CONSTRUCTION POTATO PATCH CLUBHOUSE ADDMON PROJECT NO. The settlement may result in cracking of drywall. The contractor shoutd anticipate some repair of drywall in the building. Recommended design and construction criteria for footing foundations are presented below. Footing foundations should be supported by the undisturbed, natural sand or gravel or densely compacted structural fill. Soil loosened during the forming process should be removed or recompacted. Footings should be designed for a maximum soil bearing pressure of 2,000 psf. New continuous wall footings should have a minimum width of at least 16 inches. Foundations for isolated columns should have minimum dimensions of 24 inches by 24 inches. Larger sizes may be required, depending upon foundation loads. New grade beams and foundation walls should be well reinforced, top and bottom, to span undisclosed loose or soft soil pockets. We recommend reinforcementsufficientto span an unsupported distance of at least 10 feet. Reinforcement should be designed by the structural engineer. The soils under exterior footings should be protected from freezing, We recommend the bottom of new footings be constructed at a depth of at least 36 inches below finished exterior grades. FLOOR SYSTEM AND SLABS-ON-GRADE Based on our laboratory test data and our experience, we judge that slab-on- grade construction can be supported by the undisturbed, gravel soils with low risk of differential movement and associated damage. Existing fill should be removed from below new slabs-on-grade unless we are supplied with records of fill placement. Structural fill may be required to attain grades for areas of the building floor. Structural fill should be ptaced and compacted as described in the Structural Fill section. Slabs should be separated from exterior walls and interior bearing members with slip joints which allow free vertical movement of the slabs. Exterior concrete flatwork should be isolated from the building. These slabs should be well-reinforced to function as independent units. Movements of these slabs should not be transmitted to the building foundation. Frequent controljoints should be provided to reduce problems associated with shrinkage and curling. BELOW.GRADE CONSTRUCTION We expect that no new below-grade areas will be constructed in the building' lf below-grade areas will be constructod, we should be informed so that we Gan provide geotechnical input. Recommendations for lateral earth pressures and subsurface drains will be required' SURFACE DRAINAGE Surface drainage is critical to the performance of foundations, floor slabs and concrete ftatwork. We recommend the following precautions be obserued during construction and maintained at all times after the construction is completed: 1. The ground surface surrounding the exterior of the building should be stoped to drain away from the building in all directions. In landscaped areas, we recommend providing a slope of at least 6 inches in the first 5 feet around the building. 2. BacKill adjacent to foundation wall exteriors should be placed and compacted as recommended in the placed and compacted as recommended in the Fill and Backfill section- 3. The building should be provided with roof gutters and downspouts. Roof downspouts and drains should discharge well beyond the limits of all backfitl. splash blocks and downspout extensions should be provided at all discharge Points. 4. Landscaping should be carefully designed to minimize irrigation. LIMITATIONS Our exploratory pits were located to obtain a reasonably accurate picture of subsurface conditions on the lot Variations in the subsurface conditions not indicated by our pits will occur.
