Fuel Gas Code.
I All new construction within the Tos'n of Vall is considered b be of unusually tight constructbn,
thus all oombustion air is requir€d to be drawn from outside the structure for mechanical
eguipment.
Town of Vail Fireolace Ordinance
In Sepbmber of 199t the Vail Town Council adopted an ordinance whldr resfficts b constnrction and
use of open hearth fireplaes within munlclpal boundaries. Since that time the ordinbne has
undetgone numerous changes and rcvisions, striving forompromise, yeterffectiveness in addressing
the air quality issue. Therefiore tlre following cribda has been adopted:
o ConsUuction of open hearth wmd burning ftrcplaces is no longer permitted within Town of Vail
municipal bounfaries.
Dwellino Units - Each new dwelling unit may contain:
One (f ) EPA Phase II oefified solid fuel burning devie and no more t{ran hflo (2) gas applianes
(B vent)
OR
niro (2) gas log fireplaces and no morc than hro (2) gas appliane ftreplaces (B bent).
Restricbd Dwellina Units - Each new rcstricted dwelling unit may contain:
One (1) gas log fireplaoe and not morc than ohe (1) gas appliane fireplace.
Accommodatiod Units- Each new acoommodation unit may contain:
One (1) gas log fireplace or one (1) gas appliance fircplace.
ff two or morc separate dwelling units or accommodation units are combined to form one latger
unit, the combined unit may rctain one woodburning fireplace (if one already exists) and no morc
than 2 gas appliance fireplaoes, or may @nyert up to two existing fircplaces b gas.

The framing for this building has b€en completod aocording to the plans and specifications issud by this offoe
with a ferr ret/isions, which are as follows.
The eas gable orcrtang d$e rmf was framed with lookout rafters and oosoetic 6 x 12 ridgp atrd shoulder b€ans
in lieu of the sfrrturat beans and 2xl2 raften origina$ spocifid. The lookout rafters are l % x7 %LYL's @
16" o.c. and the beader for the 8' opeoing h this cast wal was replaced with a triple l t/t x8 YzLW.
I have rwiewed the lookout raften, the upper level headen in this east wall" and two headers in the east wall of the
nnin ler/el rhnt werc atrected by this rwision, and found that this framing meets all code requirements.
The oosGic 6xl2 sbodder beam was split into two spans on the north upper level wall. One span pwides the
snrctural header wer the window opeoing shown on the plans, and the other portion is for the oosm€tic shoulder
beam. The wall top pLate was inrcmrpred at both ends of the window header portion. A horizonal LSTA24 strap
tie should be ad@ to both en& of this header, tying it to the adjaceNt 2x6 top plate. Furthennore, one LSTA24
srap tie should be installed verticalty at the interior end of the shoulder beam, tying it to tk stud below.
With the addition of the sraps mted above, I berdy approve of the framing for this remodel. Please feel ftee to

ANY exterior wdrk. This includes and is not limited to removal and replacement of driveway snow
meft systems. Please oontact the Development Review Coordinator at 479-2L28 for additional

I The Town of Vail has adopted the 2003 International Mechanical Code and the 2003 International
Fuel Gas Code.
r All new construction within the Town of Vail is considered to be of unusually tight onstruction,
thus all ombustion air is rcquired to be drawn from outside the structure for mechanical
eguipment

Town of Vail Fireolace Ordinance
In September of 1991, the Vail Town Council adopted an ordinance which restric6 te construction and
use of open hearth fircplaces within municipal boundaries. Since that time the ordinbnce has
undergone numerous changes and revisions, striving for compromise, yet effectiveness in addressing
the air quality issue. Therefore the following criteria has been adopted:
. Construction of open heardr wood burning fireplaces is no longer permitted within Town of Vail
municipal boundaries.
Dwellino Units - Each new dwelling unit may contain:
One (1) EPA Phase II certified solid fuel burning dodce and no more than two (2) gas appliances
(B Yent)
OR
Two (2) gas log fireplaces and no more than tuto (2) gas appliance fireplaces (B bent).
Restricted Dwellino Units - Each new restricted dwelling unit may contain:
One (1) gas log fireplae and not more tlran one (1) gas appliance fircplace.
Accommodatiod Units - Each new aooommodation unit may contain:
One (1) gas log fireplace or one (1) gas appliance fireplace.
If two or more separate dwelling units or accommodation units are combined to form one latger
unit, the combined unit may retain one woodburning fircplace (if one already exists) and no morc
than 2 gas appliane fileplaces, or may @nvert up to two existing fireplaces to gas.
If during the course of a remodel an existing woodburning fireplace is altered or moved, the unit
must then comply with all provisions of the ordinance. That is, the fireplace must be converted to
natural gas or rFplaced by an EPA Phase II ceftified unit.

The engineer included a typical site wall detail on sheet 52 which is
slandard on all the site walls. He did not specifo a height due to
the varying nature of the walls, but the design is based on walls up
to the heights shown on the site plan.

SCOPE OF STUDY
This report presents the results of a subsurface Soil and Foundation Investigation for a
proposed addition to be consfucted on Lot l9B, Block 9, Vail lntermountain" at2854 Snowberry
Drive, Town of Vail, Eagle County, Colorado. The purpose of the subsurface soil and foundation
investigation was to deterrnine the engineering characteristics of the formdation soil and to
provide recommendations for the foundation design, grading, and drainage. Geologic haztd
studies are outside of our scope of services.
SITEDESCRIPTION
Lot 198 is a 0.15-acre lot at 2854 Snowberry Drive, in the Town of Vaii, Eagle County,
Colorado. The lot is on the south side of the road, which is the uphill side. It has steep
topogaphy. Vegetation on the lot consisted of pines, aspens, thistle and wild grass. Drainage is
to the north and northwest. Lot 198 has an existing residence south ofthe proposed addition.

PROPOSED CONSTRUCTION
we understand that the proposed addition will consist of a garage, on a concrete
foundation. we anticipate loads to be tight, typical of residential construction.
If the finalized plans differ signifrcantly from the above understanding, they should notify
us to re-evaluate the recommendations of tJds reoort.
FIELD II{VESTIGATION
The field investigation conducted on June 27,2005, consisted ofexcavating, loggiag and
sampling one test pit. Excavation of the test pit was done with a John Deere 80, trackhoe. The
test pit location is shown on Drawing No. 1. we show the soil profile of the test pit on the
subsurface Exploration Log, Figure No. 1. soil samples for laboratory soil analysis and
observation were taken at selected intervals.
SUBSURT'ACE SOIL AND GROI]NDWATER CONDITION
The soil profile encountered in the test pit was as follows: Test Pit No. I had five feet of
topsoil, over four feet ofbrown, clayey, gravelly sand, over ene foot ofshale bedrock. Ground
water was not encountered in the test pit.
We sampled the soil in the test pit at random intervals. The soil samples were tested in
our laboratory for natwal dry density, swelVconsolidation and natural moisture content. The test
results are shown on Figure No. 2.

FOLINDATION RECOMMENDATIONS
The proposed residence should be supported with conventional type spread footings,
designed for a maximum allowable soil bearing pressure of 2000 psf. The footings should be
constructed on the undisturbed clayey, gravelly sand or shale bedrock. The depth to the suitable
soil was encountered at 6 feet belowthe existing grade. Ground water was not encountered in the
test pit at the time of our site visit. We recommend a minimum width of 16 inches for the
continuous footings and 2 feet for the isolated footing pads. Continuous foundation walls should
be reinforced top and bottom to span an unsupported length ofat least 10 feet.
We recommend a minimum of 48 inches of baclfill cover for frost protection of the
footing subsoils. The foundation excavation should be observed by the undersigned engineer to
verifu that the soil conditions encountered during construction are as anticipated in this report.
The foundation excavation should be free from excavation spoils, frost, organics and standing
water. We recommend proof-rolling of the foundation excavation. Soft spots detected during
the proof-rolling, should be removed by overexcavation. Any overexcavation within the
proposed foundation, should be backfilled, in 8 inches loose level lifts and compacted to 100%
of the maximum dry densrty and within 2 percent of the optimum moisture content as
determined in a laboratory from a Standard Proctor test (ASTM D-698). A structural fill, placed
under footings should be tested by the engineer or her representatives on regular basis.
SLAB CONSTRUCTION
The natural on-site soils, exclusive oftopsoil and organics, are suitable to support lightly
loaded slab-on-grade construction. The subgrade forthe slab-on-grade construction should be
proofcompacted to detect and remove soft spots. They should backfill overexcavated soft spots
and other underslab fill with the on-site soil, free from topsoil and organics, or other suitable
material, compacted to a minimum of 95 percent of the maximum standard Proctor density
(ASTM D-698). Suitable material should be free from topsoil, organics and rock fragments

greater than 3 inches.
The concrete slab should be constructed over a 4-inch layer ofclean gravel consisting of-
3/4 inch gravel with at least 50% retained on the No. 4 sieve and less than 3 percent passing the
No. 200 sieve.
They should reinforce the concrete slab-on-grade and score control joints according to the
American Concrete Institute requirements and per the recommendations of the designer to reduce
damage due to shrinkage. The concrete slab should be separated from the foundation walls and
columns with expansion joints to allow for independent movement without causing damage.
RETAINING WALLS
Foundation walls retaining earth and retaining structures that are laterally supported
should be designed to resist an equivalent fluid density of 60 pcf for an "at-rest" condition.
Laterally unrestrained structures, retaining the on-site earth, should be designed to resist an
equivalent fluid density of40 pcf for the "active" case.
The above design recommendations assume drained backfill conditions and a horizontal
backfill surface. Swcharge loading due to adjacent structures, weight oftemporary stored
construction materials and equipment, inclined backfill and hydrostatic pressure due to
undrained bacldll should be incorporated in the design. They should try to prcvent the buildup
of hydrostafic pressure behind the retaining wall.
T]NDERDRAIN SYSTEM
To reduce the risk of surface water infiltrating the foundation subsoil, installation of a
foundation perimeter drain (Figrue No. 3) is recommended. The foundation perimeter drain
should consist of a 4-inch diameter perforated pipe sloped to a suitable gravity outlet. The drain
should slope at l/4 inch per foot ifflexible or at l/8 ofan inch ifrigid pipe is used. The bottom
of the tench adjacent to the footi:rg should be lined with a polyethylene moisture barrier glued to

the foundation wall. The drain pipe should be placed over the moisture barrier and covered with
a minimum of 6 inches of -3l4 inch free-draining granular material. Geotextile (Mirafi 140N or
equivaient) should be used to cover the free-draining gravel to prevent siltation and clogging of
the drain. The backfill above the drain should be granular material to within 2 feet of the ground
surface to prevent a buildup ofhydrostatic pressure. The top one foot ofthe backfill material
should consist of a relatively impervious frll. The backfill should be sloping away from the
building.
SITE GRADING AND DRAINAGE
The following recommendations are general. Exterior backfill should be compacted at or
near the optimum moisture content to at least 95o/o of the maximum standard Proctor density
under pavement, sidewalk and patio areas and to at least 90% of the maximum standard Proctor
density under landscaped areas. They should use mechanical methods of compaction. Do not
puddle the foundation excavation.
The site sunounding the building stucture should slope away from the building in all
directions. A minimum of 12 inches in the first 10 feet is recommended in unpaved areas, and
three inches in the fust 10 feet in paved areas. The top of the granular foundation bacldrll
should be covered with a minimum of I foot of relatively impervious fill to reduce the potential
of surface water infltating the foundation subsoils,
Surface water naturally draining toward the proposed building site should be diverted
around and away from it by means of drainage swales or other approved methods. The roof
drains and downspouts should extend and discharge beyond the limits ofthe backfill.

LAWI\IRRIGATION
It is not recommended to introduce excess water to the foundation soils by installing
sprinkler systems next to the building. The installation of the sprinkler heads should insure that
the spray from the heads will not fall within l0 feet of foundation walls, porches or patio slabs.
Lawn inisation must be controlled.
LIMITATION
This report has been prepared according to locally accepted Professional Geotechnical
Engineering standards for similar methods of testing and soil conditions at this time. There is no
other warranty either expressed or implied.
The frndings and recommendations of this report are based on field exploration,
laboratory testing of samples obtained at the specific locations shown on the Location Sketch,
Drawing No.1 and on assumptions stated in the report. Soil conditions at other locations may
vary, which may not become evident until the foundation excavafion is completed. If soil or
water conditions seem different from those described in this report we should be contacted
immediately to reevaluate the recommendations of this report.
This report has been prepared for the exclusive use of Marla Haley, for the specific
application to the proposed residence on Lot 19B, Block 9, Vail Intermountain, Town of Vail,

I am writing this letter in reference to the correspondence from you reguarding 2854 snowberry dr.,
permit #805-0241.
When presenting our permit package,l didnot fillout an asbestos abatement permit application becouse we
designed our remodel in such a way as to have very little impact on the existing slructure.
We will NOT be disturbing or removing 160Sq.ft.of surface area.We will Not be removing or disturbing 260
linear feet of pipe either.
The wall that will connect the 2 structures consists of 3 large windows,l will remain and the other will
beremoved and lead to a hallway.
To address the other concerns, I Willprovide a proposed split for lots A,B,and C.lt was done by Sam at Gore
Range Survey.
The way the garage is designed , it will be in common area G.We were going to address ownership with an
updated party wall agreement which is yet to be drafted.We were waiting for building dept. feedback.Because we
own the entire duplex,Aand B,we didn't realize this needed to be finalized prior to approval of our permit.
Our goal is to work through these issues with you in order to get this project moving.Any feedback is greatly
appreciated.

Marla,
Thanks for getting me the additional information. Depending on how the
ownership of the garage on common parcel C is handled, there will be
some different code requirements. Since you own the entire property,
you also have the option of just dissolving the property lines and
having one parcel. lt sounds like though, you want to retain the option
to sell the duplex and garage sides separately.
lf it is your desire to create two separate 'lots" or "parcels" for
each side of the garage, then a party wall with fire resistive
separation between the garages and storage spaces would be required.
This could be similar to the party wall between lots in your existing
duplex. You would want to consult with your architect and revise your
design accordingly depending on how the lots would be configured.
lf you do not create separate lots or parcels for the garage on the
common parcel C, then there would be no property or lot line between the
sides of the garage, and no code requirement for a party wall. The

garage would just become part of the oommon parcel C, with common shared
oflnership with no separate parcels or lots defined within the garage.
