We can prouide keyless entry/intercom stations at the main and garage entrances. These can be
configured with door boxes that communicate with your phone system, with keypads that can
autoriatically unlock the door and with cameras that will allow you to see who is at your door. The

The svstem is divided into zones so tlnt areas of the home can be individually identifred at the
keypai, making it easy to locate faulted devices. An intrusion would signal aD alert at the central
monitoring station, initiating a call to the residence. If the situation is not resolved, the appropriate
authorities would be dispatched. Low temperature sensors will trigger an alarm when temperatures
are detected below forty degrees, attempting to prevent damage caused by freezing water in an
unattended home. If included, water detectors will trigger the alarm in the presence of water.
See Schedule B at the end of this document for details on device placement.
Alarm system monitoring
This system can be tied into a central alarm monitoring station that will dispatch the police or fre
department in case ofa critical alarm event. Thul Electronics will provide this service for a annual
fee of $360.

For all owner contracted items, an initial payment of llVo of the estimated
project total will be collected once the project scope is defined. 507o will be
ioliected after completion of prewire. The balance of the project total,

The purposa of the siie visit was to observs the framing of Units 7 and 8 ot Building 5 for genenl
oonformancg with the csffitruclion documents and to ob$erve nxe$ in$talled from prevtous
framing issues.
The following items were notpd in Unit 8:
1. At the time of ths srte vi$it. guilding 6 was complebly famed and rnechanical, electrical,
and plumbing rough-ins were nearly aomplete^
2. The h'p jack roof lrusses connecting to the girder truss at approximate gridlines 4.7/1.7
appear to not hava any la€teners. The 2x12 raftes on €€ch side of the hip trusses
should be fastened b the girder truss with Simpson LE-90 clips on each side.
3. On the north root eave along grid A between grids 2 and 3, lhe 2x12 rafters attached to
the trusses ars ripped down to 5" deep at the o/erhanging fortion- These rafters were
intended to be full depth 2x12's. A 1%"x5' LVL should be atl€ched to each of the existing
raner tails with (3i ron'$ of 1il nails at 1 -0' and back*pan tlvbs the cantilever diEtance.
Add a beveled Etud diectly balo\ / each added LVL to tha vldall plates. The remaining
portions of the north eave should be checked for lhis r,ondilion as well"
4^ 2 x blocking should, be added between the rafrers located along grid D,3 between grid$ 2
and 3.

2^ The shear wall lbcdted at gridtines C.314 has a duct running throsgh lhe end studs where
lhe $inrpson sbap is applied. See attached detail SSK.40 for req;ircd shear wall repair.The hold-down on the west side of this shear wall lo the foundation wall could nor pe
obselaed. The eontractor should verify this anchor wae inslalled.
3. The roof framing over mgster bedroom 8204 has been construcied as psr S$K-26 issuedpftsviou$ly. ,q cqpy of that parlial plan has been included for reiefene€.

TOWN OF VAIL ELECTRICAL PERMIT GUIDELINES
All installations of exterior hot tubs or spa's require a DRB approval from planning. This application will
not be accepted,without a copy of the DRB approval form attached (if applicable).
If this permit is for installation of an exterior hot tub or spa on a new elevated platform or deck over
30" above grade, you must also obtain a building permit.
If this permit is for installati6n of an exterior hot tub or spa on any existing deck or elevated platform,
a structural engineer must review the existing condition and veriff that it will suppoft the added
concentrated load. Please provide a copy of the struch:ral engineers wet stamped letter or drawing
with this application.
If this is a remodel in a multi-family building with a homeowners associaton, a letter of permission
from the association is required.
If this permit is for a commercial space, two (2) sets of stamped drawings are required. Etectrical
one4ine and panel schdules are rcquired if load is added or difribution is altered.

r All new construction within the Town of Vail is considered to be of unusually tight construction,
thus all combustion air is required to be drawn from outside the structure for mechanical
equipment.
Town of Vail Fireolace Ordinance
In September of 1991, the VailTown Council adopted an ordinance which r€sEicts te construction and
use of open heath fircplaces within municipal boundaries. Since that time the ordinance has
undergone numerous changes and revisions, striving for comprcmise, yet effectiveness in addressing
the air quality issue. Therefore the following criteria has been adopted:
r Construction of open heirth wood burning fireplaces is no longer permitted within Town of Vail
municipal boundaries.
o Dwellino Units - Each new dwelling unit may contain:
One (1) EPA Phase II certified solid fuel burning device and no more t{ran two (2) gas applianes
(B vent)
OR
Two (2) gas log fireplaces and no more than two (2) gas appliance fireplaces (B bent).
I Restricted Dwellino Units - Each new rcstricted dwelling unit may contain:
One (1) gas log fireplace and not morc than one (1) gas appliance fireplace.
r Accommodation Units - Each new accommodation unit may contain:
One (1) gas log fireplace or one (1) gas appliance fireplace.
o If two or more separate dwelling units or accommodation units are combined to form one larger
unitn the combined unit may rctain one woodburning fireplace (if one already exists) and no more
than 2 gas appliance fireplaces, or may convert up to turo existing ftreplaces to gas.
o If during the course of a remodel an existing woodburning fireplace is altered or moved, the unit
must tlren comply with all prcvisions of the ordinance. That is, the fireplace must be converted to
natural gas or replaced by an EPA Phase II certified unit.
