RE: Minor Interior Change to Marriott Residence Inn
Dear Warren:
The letter and DRB submittal is being provided to you as a follow-up of our discussions
over the past week or two regarding the layout of the proposed valet parking plan and
the loss of one limited service lodge unit which resulted from the interior reconfiguration
of lodge units, parking structure, and employee housing units. There are no exterior
changes to the building resulting from the changes and because there is no addition of
lodge units and only a slight reduction, there is no requirement for a Major Exterior
Alteration.
Based on our discussions, it appears both of these changes can be administratively
approved.
Both EHU's are located on the first floor (see attached plan). One is on the far west end
of the building labeled as unit 102 and the other is located on the east end of the
building near the main lobby of the building. The EHU's maintain their compliance as
dorm-style units with the original approval, though the offsite requirement drops by 0.14
employee due to the loss of one lodge room. Eight employees are housed onsite.
The valet plan has been reworked to address the comments of the Town Engineer (see
attached plan). The total parking requirement for the project has dropped to 127 spaces
based on the loss of the one lodge unit. The valet plan is developed right at the 50%
mark for valet parking and the plan provides 127 spaces including the 9 surface spaces
in front of the building. The plan now includes a temporary staging area for four
vehicles on the trash truck ramp, which is out of the way of parking traffic. There are
only a few moments per week that a trash truck will need full access to this area thus
allowing the valet operation to function properly. The plan does not require the
relocation of four cars to reach any vehicle.
