Roofing Specification for The Chambers Residence
I.TEAR OFF /MISCELLANEOUS:
1]Tear off existing cedar shake roofing and remove all debris from the site.Plath Construction will keep
the jobsite as clean as possible and practical during the construction,and a thorough cleaning of Plath's
work areas will be performed upon completion.Plath Construction will take all reasonable precautions to
protect the interior of the building from water and weather.However,Plath Construction will not be held
liable for any interior damage sustained from leaks caused by sudden and/or unforseen storms that occur
during the tear off phase of this work.
2]Inspect the plywood for water damage,and replace as needed.
**This work,if required,will be an additional charge over and above the contract price,and will be
charged at the rate of $3.27 per square foot.No additional charges will be incurred without prior
notification of,and authorization from,the owner or owner's agent.**
3]Plath construction will provide all insurance and permits required by the The Town of Vail Building
Department.

Exclusions and Qualifications:
1]The existing cold roof assembly of vertical 2"x 2"with horizontal 1"x 4"will not be removed.This
assembly will provide a substrate for the roof installationshown below.
II.PLYWOOD /DRy·1N /SHAKES /RIDGE VENT /COPPER FLASHING:
1]InstallY2"CDX plywood over the existing cold roof assembly.
2]Install "Jiffy-Seal"Ice and Water Guard by "Protecto Wrap"over entire pitched roof area,according to
manufacturers'specifications.Extend membrane up walls a minimum of 12"at roof-to-wall junctures.
Use mastic as needed.
3]Install a ridge vent system of vertical 2"x 6"lumber,5/8"CDX plywood,waterproofing and bird
screen.The present roof does not have a ridge vent:therefore the effect of a vent system is negated.
3]Install #1 medium cedar-shakes with laced 18",#30 felt each course and over the ridge vent.Use starter
and hip-and-ridge shingles as needed.
4]Instal116 oz copper flashings as needed,including valley,step,and endwall flashing.Install 16 oz
copper drip edge flashing at eave and rake edges.
Price for work as specified above:$24,898.00
Exclusitms and Qualifications:
1]Added costs for working under adverse winter conditions is excluded from the base bid.Please see
option #1 for pricing on this item.
'2]Miscellaneous flashing not associated with the roof system is excluded from this proposal.
3]Deck waterproofing is excluded from this proposal.
4]The demolition and re-framing of the entry shed roof is to be by others.
••III.GENERAL NOTES:
1]Please be advised that materials for this proposal have been bid at current market prices.Due to
volatility of the market,material prices cannot be guaranteed past 30 days.
*Please take note that a "letter of intent"received by Plath Construction,Inc.within the 30 day
period will allow us to "lock in"current material prices even if actual purchases are made several
months later.
2]Cedar shakes for this proposal have been bid at the current market price of $162.00 per square.Due to
the extreme volatility of the cedar market,price changes prior to the acceptance of this proposal will
require renegotiation of the contract price,to reflect any such changes.
3]Plath Construction carries property damage liability insurance in the amount of $2,000,000.00 per
occurrence.Plath Construction carries auto insurance in the amount of $2,000,000.00.Plath Construction
carries appropriate Workman's Compensation insurance throughColorado State Compensation.No further
insurance coverage is included in our price,and if required,the additional cost will be added to the
contract price.
4]Upon receipt of the contract price,Plath Construction will issue a warranty certificate guaranteeing
roofing against leaks due to flaws in workmanship for a period of two years from the date of roofing
completion.Leaks qualifying under the terms of said warranty will be repaired promptly at no cost to the
owner.This warranty does not cover any subsequent interior damage that may occur.
IV.OPTIONS:
1]Additional charges,as identified below,will apply for roof work done between October 15th and April
30th.
a.Ice and snow removal,daily covering and uncovering of the roof deck with plastic,and
drying out of the roof deck,if necessary,will be an extracharge over and above the
contract price and will be charged extra at the rate of $34.50 per man hour.Materials
(plastic,propane,etc.)will be charged extra at Plath's cost
b.Priming may be required for Jiffy Seal,depending on site conditions and outside
temperatures during application.If priming is required,this work will be charged extra at
the rate of$19.75 per 100 square feet.Total price not to exceed $788.00.
c.Winter conditions have a negative effect on our production rates.During winter months,
additional charges will apply to cover our added expenses for working under adverse
winter conditions.The effect of adverse winter conditions results in a loss of daily
production of approximately 25%.(This is an average production loss rate based on years
of job costing data.)Any such charges will not exceed the amounts listed below and are
in addition to any snow removal and priming charges that may apply.

The Planning Connission has reviewed the proposal to resubdivide the 2.48
acre Mediun Density lot into three Residential lots and find that the pro-
posed resubdivision conforms to the Subdivision Regulations and the minimum
lot size of the zoning ordinance.
Density is reduced fran a possible 77 units to a maximum of 6 units and
further,the proposed residential lots are surrounded by green belt and
other residential lots.It is recarmended that the Town Council approve
the resubdivision and rezoning.

BLOCK 2,VAIL POTATO PATCH,AND AMENDING
THE OFFICIAL ZONING ~AP
WHEREAS,on the Official Zoning Map of the Town of
Vail,Colorado,Lot 7,Block 2,Vail Potato Patch,comprising
approximately 2.48 acres,is currently zoned as a Medium Density
Multiple Family District (~IDMF);
WHEREAS,said Lot 7 has been resu~divided into three
lots,described as Lots 10,11,and 12,Block 2,Vail Potato
Patch;
WHEREAS,Jack Begrow,agent for Robert E.Myron,
Michael Forrester,and Thompson B.Sanders,owners of said Lots
10,II,and 12,filed a petition for rezoning with the Zoning
Administrator on the 12th day of February,1975,requesting
that said lots be rezoned as a Two Family Residential District
(R);and
WHEREAS,the Town Council considers that it is in the
public interest to down-zone said lots so as to reduce therein
the allowable development density;
NOW,THEREFORE,BE IT ORDAINED BY THE TOWN COUNCIL
OF THE TOWN OF VAIL,COLORADO,AS FOLLOWS:
Section 1.Title.
This ordinance shall be known as the "Ordinance
Rezoning Lots 10,11,and 12,Block 2,Vail Potato Patch".
Section 2.Amendment Procedures Fulfilled;Planning
Commission Report.
The amendment procedures prescribed in Section 21.500
of the Zoning Ordinance,Ordinance No.8,Series of 1973,of
the Town of Vail,Colorado,as amended,have been fulfilled,
with the report of the Planning Commission recommending the
enactment of this ordinance.

Section 3.Rezoning.
Pursuant to Section 21.506 of the Zoning Ordinance,
Lots 10,11,and 12,Block 2,Vail Potato Patch,formerly
described as Lot 7,Block 2,Vail Potato Patch,are hereby
rezoned from Medium Density Hultiple Family District (MDMF)to
Two Family Residential District (R).
Section 4.Change in Official Zoning Map.
As provided in Section 1.203 of the Zoning 'Ordinance,
the Zoning Administrator is hereby directed to promptly have
the Official Zoning Map physically modified to indicate the
rezoning specified in Section 3 hereof.
Section 5.Effective Date.
This ordinance shall take effect five days after pub-
lication following the final passage hereof.
INTRODUCED,READ ON FIRST READING,APPROVED,AND
ORDERED PUBLISHED ONCE IN FULL,this 1st day of April,1975,
and a public hearing on this ordinance shall be held at the
