Dear Aggie,
This correspondence is to infonn you of the results of my courtesy inspection of the penthouse unit located
above your unit in the Gore Creek Plaza Buildlng. I met with Tim Keohoe of George Shaeffer
Construction on OIl27l0O at ll:30AM. Tim is performing the repairwork on the e{erior deck. What I
observed was the existing deck without finish matedals (tile). There is an existing waterproofing
membrane installed on top of the deck surface. Tim has replaced the sill plate @ottom of the extenor wall)
under the door threshold with an approved, decay resistant rvood product. Tim and I then discussed what
would occur to complete tlle repair. A new waterproofing membrane will be installed above the existing
membrane. Some tlpe of drainage weep holes will be constructd at that sarne level to relnove ary
moisture that may get beneath the deck finish. A new tile surface will be installed wrth positire drainage
away from the e$erior wall. This slope will equal or exceed %'' per l'. The repair is in compliance to tlre
1997 UBC. section, 1402.3 l"Waterproofing Weather-exposed Areas). The new tiles will be grouted *ith an
epoxy type grout.
Aggie, the observation and discussion on site wilh Tim strould repair the water problems that had occurred
in the past, if in fact, the leak was coming from the deck above.
