NOTES TO ALL APPLICANTS
Time Requirements
The Design Review Board meets on the 1st and 3rd Wednesdays of each month. A complete application
form and all accompanying material must be accepted by the Community Development Department prior
to application deadlines. A schedule of DRB meetings and associated application deadlines may be found
on the World Wide Web at http://ci.vail.co.us/commdev/planning/drb/meetings/default.htm
Review Criteria
The proposal will be reviewed for compliance with the Design Guidelines as set forth in TItb 12 (Zoning
Regulations) and Title 14 (Development Standards) of the Town of Vail Municipal Code.
Desion Review Board Meetinq Resuirements
For new construction and additions, the applicant must stake and bpe the project site to indicate
property lines, proposed buildings and building corners. All trees to be removed must be taped. The
applicant must ensure that staking done during the winter is not buried by snow. All site tapings and
staking must be completed prior to the day of the DRB meeting.
. The applicant, or their representative, shall be present at the Design Review Board Hearing. Applicants.I_ whorffito.dppear before the Design Review Board on their scheduled meeting date and who have not
asked in advange that discussion on their item be postponed, will have their items removed from the DRB
agenda until such time as the item has been republished.

This letter is being sent 10 inform you that staff has reviewed your applicalion for a new awning sign for
Plata Jewelers located at 183 Gore Creek Drive Unit 6. Staff has found several items which need to be
addressed prior to any approval being granted for your new awning sign. Slaff comments are as
follows:
. Your location currently has several window signs. These are not included in your application
and to the best of our records it does not appear you have approval for these signs. Please
submit dimensioned drawings tor all your window signage. Window signage is regulaled by
Section 11-6-3(1)d of the Town of Vail Sign Code. I have attached this portion of the Code for
your reference.. lt did not appear that you have a business operation sign or an open/closed sign. The Sign
Code does have some provisions for this type of signage under Sections 11-6-3(1)e, Business
Operation Signs, and 11-6-3(1)f, Open/Closed Signs. I have attached these portions of the
Code for your reference.. Your application states that you wish to maintain the existing light fixture (flood light) on the
building. The existing light fixture does not meet the requiremenls of the Code. You may
choose to remove the light completely or you may choose to replace it with at fixture which
meets the Code.. Your application did not include a letter from the owner granting permission for your proposed
awning sign. Please submit a letter from the owner granting you permission to install an awning
on the exlerior of the building.

E. Duplex and Primary/Secondary Development:
l' The purpose of this Section is to ensurc that duprex and primary/secondary
development be designed in a manner that creares an archite;hu^rry ;"t"gi"[lstructure with unified site development. Dwelting units and guruge, stiitt uedesigned within a single structure, except as set forth in subsectiin iuetow, wittrthe use ofunified architectural and landicape design. A single structure shall havecommon |o-of1 and building walls that ".*t" .n"lored space substantially abovegrade' Unified architectural and landscape design shall include, but not Ue timitedto, the use of compatible building materials, arihitectural style, scale, roor rorms,massing, architechrral details, site grading and landscape materials and features.
2' The presence of significant site constraints rnay permit the physical separation ofunits and garages on a site. The determinuiion or wnethei or not a lot hassignificant site constraints shall be made by the Design Review Board. Significantsite constraints shall be defined as natural i"ut*., ofi lot such as stands of maturetrees, natural dlainages, streiln cotuses and other natural water features, rockoutcroppings, wetlands, other natural features, and existing structures that maycreate practical difficulties in the site planning and development of a tot. 3' The duplex and primary/secondary development may be designed to accommodatethe development of dwelling units and girages in more than one structure if theDesign Review Board determines that signifrcant site constraints exist on the lot.The use of unified architectural and landlcape design as outtined herein shall berequired for the development. In addition, the Desigln Review Board may requirethat onc or more of.the following common design e-lements such as fences, walls,patios, decks, retaining walls, walkways, landscJpe elements, or other architecturalfeatures be incorporated to create unified site devlropment.
F. Outdoor Lighting:
l. Purpose.
This subsection of the design guidelines establishes standards for minimizing theunintended and undesirable side effects of outdoor lighting while encouragin! theintended and desirable safety and aesthetic purposes"of oitdoo, lighting. Tt ii ttepurpose of the desig_n rgview guidelines to allow iilumination which provides theminimum amount of lighting which is needed for the properg on which the lightsoruces are located. In addition, the purpose of this iubiection is to protect ihe

tegitimate privacy of neighboring residents by controlling the intensity of the light
soluce.
Approval Required:
A[ outdoor lighting within the Town limits shall conform to the standards set forth
below. For the purposes of this subsection, residentially zoned properties shall be
defined as those in Hillside Residential, Single-Family, Two-Family,
PrimaryiSecondary, Residential Cluster, [ow Density Multi-Famity and Medium
Density Multi-Family Zone District, as well as all special development districts
which have any of the above referenced zone districts as the underlying zoning.
All other zone districts shatl be considered, for the purposes oftbis subsection, as
being commercial zoned.
Luminance:
Light sources located on all property in the Town which are not fully cutoff shall
exhibit a ratio of souce lumens to luminous area not exceeding 125. For exampte:
source lumens < 125.

Light source:
A single artificial point source of luminescence that emits measurable radiant
energy in or near the visible spectrum.
Outdoor lighting:
Any light source, or collection of light sources, located outsidc a building,
including, but not limited to, light sources attached to any part of a structure,
located on the surface of the ground, or located on free-standing poles.
Source lumens:
Toal initial lamp lumens of the light sowce.
Luminous area:
The maximum light emitting area of a light source, measured in square inches. The
maximum light emitting area is the area of translucent material which encases a
light source. In the case of a clear glass covering, the luminous area is the area of
the light source. Examples of luminous area are shown below in figure l:
Full cutoff:
A light source in which no more than two and five-tenths percent (2.5%) of its
toal output is emitted above ninety degrees (90") as measured from nadir as
shown in below in figure 2:

b. For all light sources located in residential zone districts, the maximummounting height for light sources on a pole or on vegeration shalr not exceedeight feet (8').
Light Sources Affixed To Structures:
For all properries within the Town, right sources may be affixed to any wail of astructure. Light sources shall not be affixed to the top of a roof of a strucrure.
