':, structural engineers design engineers and plans. 3 in preparing the foundation design, and the architects in preparing gradi.ng and drainage SIRE IJOCATION AND DESCRIPITON The site is a 0.39-acre lot located on the south side of Gten Farls Lane, off of Nugget Lane, in the Town of Vail, Eagle county, cororado. The topography of the rot is relativery flat with steep slopes south from the southwest property corner. The vegetation consisted of aspen and talr pine at the back of the lot. The surface of the lot was covered with a thick layer (> 3') of snow. Drainage is toward the street. STTE TIWESTIGATION The field investigation performed on January !4, Lg94 consisted of excavating, logging and sampling 2 test pits, The locations of the test pits are sholrn on Drawing No. 1. The test pits were excavated vith a conventional backhoe. sumnaries of the test pit rogs are detailed on Figures No. 1 e z. Laboratory sampres were obtained at seLected intervars by driving a 'rcalifornia, hand sampler into undisturbed soil. Granular soils were sampled by bulk sarrpling. These sanpres were returned to our laboratory, inspected and. classified in accordance with the unified soi1 cLassification systern and the test pit logs were edited as necessary. To ald in classifying the soiLs encountered, and to determine generar soir I characteristics, serected laboratory tests (moisture content, unit weight' grain size distribution, sweJ.l/consoridation), were performed on representative soir samples, sunmaries of the test results are shown on Figure No. 3 - 9. The proposed residence should be founded on conventional type spread footings designed for a roaximum soir bearing pressure of 2,ooo psf. The footings should be constructed on the undisturbed silty-gravel1y SAND. The footing excavations shouLd be relatively srnooth, free of debris, organics, loose soil, frost, and standing water. Any over- excavations should be backfirled and compacted, to 1oo percent within 2 percent of optirourn noisture as determined by a standard Proctor Test (ASTM D-698). A representative of this office should be contacted to inspect the foundatj-on excavation to verify that the soil. conditions are the same as those anticipated in this report. After alL of the final grading is completed, the botton of the footings should be covered with a mininurn of 48 inches of backfill .0 for frost protection. Voids left by the removal of cobbles in the botton of the footing excavation should be fitled with rean concrete or a granular soir with a maximun particre size of 3 inctres compacted to 1OO percent of Standard proctor Density (ASTM D-698), wlthin 2 percent of optinun moisture. SI,AB CONSTRUCTTON All excavations nade for the foundations must be properry backfirled vith suitable rnaterial cornpacted to a minimum of 95 percent of tbe rnaximum standard proctor Density (Asr!,! D-698) . The on-site soils, exclusive of topsoil and organics, are suLtabre for use as backfill. Due to the higrh content of cobbles and boulders, it will be necessary to screen out rocks rarger than 3 inches prior to using this naterlal as backfill. Prior to the construction of concrete fl.oors, tbe undisturbed subgrade should be proof cornpacted with a roaded rubber-tired loader to a uniforn high density. special care should be taken in areas where underground utitities have been installed. The floor slabs strourd be reinforced, and joints should be provided at the junctions of the slab and the foundation wal.1s, so that a snaLr amount of independent novement can occur without causing damage. Section 4 Development standards for Special Development District No. 27 are approved by the Town Council as a part of the approved development plan as follows: A. SETBACKS: Setbacks shall be 20 feet front, 20 feet rear, 15 feet sides and as turther restricted on the development plans set forth in Section 3 o{ this Ordinance. B. HEIGHT: Building height, for a sloping roof, shall not exceed 33 feet from exisling orfinished grade, whichever is more restrictive. C. DENSITY: Development in SDD No. 27 shall be limited to 1 single family dwelling for Lots 10 and 1 1; and to 1 single family dwelling, with an optionalcaretaker unit, for Lots 1-9 and 1 2-14. Gross Residential Floor Area (GRFA) shall be as described in Section 18.04 of the Town of Vail Municipal Code. lt should also be noted that the provision for an additional425 sq. ft. of GRFA, which is applicable to certain zone districts, does not apply to this Special Development District. The conceptual review is intended to give the applicant a basic understanding of the compatibility of t.heir proposal with the Town's Design Guidelines. This procedure is recommended primarily for applications more complex than single-family and two-family residences.
