HomeMy WebLinkAboutPEC150002 Corrigan VVMC Public Comment Made a Part Of The Record at HearingFredric and Glenda Corrigan 252 West Meadow Drive #A Vail, Colorado 81657 fwcorrigan@mac.com March 4, 2015 To the Town of Vail Planning and Environmental Commission: As you know, we own a home on West Meadow Drive directly across from the Vail Valley Medical Center's current main entrance. We write this letter to reiterate our objections to certain aspects of the proposed VVMC West Wing CUP, which were discussed at the PEC's February 23, 2015 public hearing. The applicant's proposal would reduce the existing setback along the southern property line of the West Wing from 26 feet to between 3 and 8 feet over the 75 foot width expansion. Any setback less than what currently exists would not adequately provide for a landscape area to buffer the approximately 67 foot tall structure and, therefore, would likely violate the purpose of the General Use District. Pursuant to Section 12-9C-1 of the Town of Vail Zoning Code, "[t]he general use district is intended to ensure that public buildings and grounds and certain types of quasi -public uses permitted in the district are appropriately located and designed to meet the needs of residents and visitors to Vail, to harmonize with surrounding uses, and, in the case of buildings and other structures, to ensure adequate light, air, open spaces, and other amenities appropriate to the permitted types of uses." (Italics added). An urban style structure that is 75 feet in width, 67 feet in height, and only 3 feet away from passersby clearly would not provide for adequate light, air and open spaces, would not establish an appropriate physical and visual relationship between the hospital and the pedestrian corridor along West Meadow Drive, would not be sensitive to the surrounding neighborhood, and would adversely impact the character of the area. Additionally, we are concerned that the heat and glare from sunlight reflected off of the large windows on the proposed southern expansion could cause damage to the properties located across West Meadow Drive. Therefore, we ask that you resolve these matters with the applicant to ensure that the VVMC West Wing CUP will be in accordance with development objectives of the Town and not be detrimental to other uses or neighboring properties.
