We are looking to remodel our condo. It is our understanding that in order to
meet all of our objectives we will need HOA approval on 3 items.
1. Balcony —We would like to enclose the balcony of our unit. The enclosed
space will be incorporated into our master bedroom and allow us to build a larger
master bathroom as well as increased master closet space. Please see 2 photos
below showing our balcony as well as the proposed window enclosure. We
believe the irregular nature of the building facade will work well with the proposed
enclosure.

2. Hallway —We would like to incorporate a small piece of the 2nd floor hallway
into our unit. Please see below a marked floor plan and photo of the hallway
piece we would like to incorporate. We would eliminate the current door and
match the hallway wall finish.

We would like to remodel this fall, finishing by November 15th. In order to
accomplish this, we will first need to gain HOA approval, followed by Vail Design
Review Board approval. At that time we will look to finalize the remodel plans and
scope of work, foliowed by a Town of Vail building permit and the HOA remodel
agreement. Proper lead-time for contracting and ordering materials is also a
factor. A timely response from the HOA will be greatly appreciated.
We will meet and follow all Town of Vail and HOA rules and guidelines for
construction, sub-contractor licensing, insurance, timing, and others.
We understand that LAL III owners have made both general common element
and limited common element enclosures and incorporations in the past. We also
understand that our HOA square footage allocation and dues will increase. A
rough calculation of the increased square footage is Balcony 94 SF and Hallway
10.5 SF.

Hi Jeff,
We have been in the process of value engineering our remodel project. One item were we can achieve
significant savings is the window for our master bedroom. We would like to formally request HOA approval for
a new window layout.
Below you will find 3 photos
1. The balcony as is today
2. The HOA approved window layout
3. The new window layout.
As you can see on the 3rd photo, we have chosen a layout that is found throughout the facade of the building.
This layout has been given a green light by the design review board and will also meet TOV egress
requirements.
