This permit would allow general construction within CDOT I-70 Right of Way, including: temporary crane installation and removal, temporary sidewalk construction and removal, a construction materials handling area, and landscape restoration. Please see the attached plans for more detail. President Copy: Paul Broome, Timbers Resorts Brian Hunt, Haselden Construction Attachments Reviewed for Code Compliance Code: 2012 International Building Code (IBC) By J Mondragon at 8:12 am, May 18, 2015 Project Description for the Purpose of CDOT Approval Actions The Sebastian Vail Penthouse - Unit 507 16 Vail Road, Vail, Colorado 81657 Description of Project The Sebastian Vail Penthouse Unit 507 (Project) is located within the existing development known as "The Sebastian" in Vail Colorado. Initial project development of the unfinished unit was mostly completed around 2006. The proposed building work consists of expansion and completion of the currently unfinished existing 2-level penthouse unit. This is the top two floors of the 5-story building. New construction will include, but not be limited to installation of new building and roof structure, new exterior balconies, exterior envelope and finish materials, interior walls and finishes, mechanical, plumbing and electrical systems. Site preparation includes removal of existing roof structure in the penthouse area and modification of some lower level structural elements, which would require a boom crane base in the ROW, and a construction staging area in the ROW. The overall construction duration would be approximately 4-6 months, and it is desirable to begin construction in April of 2015. Analysis of Alternatives The contractor evaluated several types of cranes to find an option that did not encroach into the ROW at ground level. The contractor evaluated several types of crane boom configurations to minimize the area of boom overhang the ROW. CDOT preferred the option with the crane base in the ROW because it would then allow the crane boom to operate without overhanging the traveled ways. The contractor also evaluated several options for staging of materials transfer to/from the site and trucks. The contractor will likely utilize a self-erecting tower crane and will use the existing Sebastian loading dock and a temporary service drive.
