Special Development District
Application for Review by the
Planning and Environmental Commission
General Information: This application is required for any proposal involving the establishment of a new special
development district or an amendment to an existing special development district. The purpose of the Special
Development District is to encourage flexibility and creativity in the development of land in order to promote its most
appropriate use; to improve the design character and quality of the new development with the Town; to facilitate the
adequate and economical provision of streets and utilities; to preserve the natural and scenic features of open space
areas; and to further the overall goals of the community as stated in the Vail Comprehensive Plan. An approved
development plan for a Special Development District, in conjunction with the property's underlying zone district, shall
establish the requirements for guiding development and uses of property included in the Special Development District.
The Special Development District does not apply to and is not available in the following zone districts: Hillside
Residential, Single-Family, Duplex, Primary/Secondary. The Vail Town Code can be found on the Town's website at
www.vailqov.com. The proposed project may also require other permits or applications and/or review by the Design
Review Board and/or the Town Council.

WRITTEN APPROVAL LETTER
The applicant must submit written joint property owner approval for applications affecting shared ownership properties
such as duplex, condominium, and multi-tenant buildings. This form, or similar written correspondence, must be
completed by the adjoining duplex unit owner or the authorized agent of the home owner's association in the case of a
condominium or multi-tenant building. All completed forms must be submitted with the applicants completed application.

of property located at 242 E. Meadow Dr,Vail, CO 81657 , provide this letter as written
approval of the plans dated 6-4-15 which have been submitted to the Town of
Vail Community Development Department for the proposed improvements to be completed at the address noted above.
I understand that the proposed improvements include:
Conversion of 25 s.f. of sitting/circulation area to pantry area supporting existing breakfast room/bar function.
Refinish of existing bar in same breakfast room/bar area.
I understand that modifications may be made to the plans over the course of the review process to ensure compliance
with the Town's applicable codes and regulations; and that it is the sole responsibility of the applicant to keep the joint
property owner apprised of any changes and ensure that the changes are acceptable and appropriate. Submittal of an

Minor Amendment to an Existing Special Development District
To whom it may concern,
The ownership of the Austria Haus Club proposes to improve the existing breakfast and bar
facilities to provide a better guest experience and increase employee safety and comfort. The
proposed renovations do not change any of the existing, approved uses.
The existing pantry area will be expanded 25 square feet and have new food service equipment and
furniture installed. The bar area will remain unchanged in size, but the bar and back bar will be
rebuilt with new countertops and bar front. Oversized and inefficient food service equipment will
be replaced. Other minor amenities, such as a fixed buffet and storage cabinet, will be added to
the breakfast serving area.
These changes will have no impact on the existing SDD and will not create additional staff or
parking demand.
