Dear Mr.Haeberle:
Per your request, SBSA, Inc. (SBSA} has completed and updated the balcony repair drawings
for the Chalets at the Lodge at Vail. These repair drawings are intended to represent the scope
of the limited repair work at the 13 residential units Iocated at 151 Vail Lane. The original
waterproofing membrane was not properly installed resulting in on-going water intrusion
through the balcony system and resultant aesthetic damage to the soffits below. At this time,
based on previously performed intrusive testing, there is no structural damage or loss of
structural capacity in the balcony assemblies. Revisions and additions to the submitted Permit
Set have been made where relevant with in this limited scope or repair.
The layout,finishes,structural design,fire assembly,hydronic heat layout,and related detailing
were provided in the original construction documents submitted to the Town of Vail April 3,
2006 by Architect of Record, 4240, and Structural Engineer of Record, Monroe & Newell
Engineers.The property was originally constructed by Hyder Construction,Inc.in 2008.
Architectural Comments
1. Two stamped 11x17 plan sets are attached for submittal. The drawings have been
revised as a single set,updated,and completed as discussed herein.
2. As noted in the drawings and Detail 2/A2.01, the existing posts and railings are to
remain. The e�cisting connections will not be altered, though waterproofing will be
added to protect the existing connections. The railing and baluster designs were
approved in the original construction documents submitted April 3,2006 by Architect of
Record,4240,and Structural Engineer of Record,Monroe&Newell Engineers.
3. An overall plan sheet has been added.
4. The construction type and occupancy has been added in the Code Data notes on Sheet
G1.01 Cover Sheet.

5. The referenced section 1503.4 Roof Drainage is not relevant to this the balcony repair
project. Further,the specifically referenced subsection is not consistent with the physical
condition of the balconies at The Chalets at the Lodge at Vail. As noted in the code,
secondary emergency overflow drains or scuppers are required where "roof perimeter
construction extends above the roof in such a manner that water will be entrapped if the primary
drains allow buildup for any reason." There is no perirneter built up above the surface of
the balconies that would necessitate or allow the installation of a scupper.
Per the original 4240 design intent, the repaired balcony surface and subsurface will
slope to the central drains. Errant water sheet flows over the exterior edge of each
balcony and will do the same in the event of a backup or build-up. This condition will
not be altered by the current repair scope of work. No revisions related to the roof or
balcony drainage have been made.
Structural Comments:
1. The relevant code and loading criterial has been added in the Code Data notes on Sheet
G1.01 Cover Sheet. The loading criteria, dead load materials, architectural layout,
structural layout, and structural connections are not altered from the original design
approved in the original construction documents submitted Apri13,2006 by Architect of
� Record,4240,and Structural Engineer of Record,Monroe&Newell Engineers.
Further, the referenced section of 1603 Construction Documents lists requirements for
construction documents which fall under the scope of Chapter 16 Struciural Design. As
stated in section 1601 General,subsection 1601.1 Scope, "The provisions of this chapter shall
govern the structural design of buildings, structures and portions thereof regulated by this code."
Design or alteration of the structural elements of the balcanies at T'he Chalets at the
Lodge at Vail is outside the scope of this waterproofing repair project.
Plumbing Comments:
1. See response to architectural comment#5.
Mechanical Comments:
1. The existing hydronic system is to be replaced in kind. T'here is no proposed or planned
increase in the existing layout or capacity.
