change to the wooden louvers to metal louvers if needed. '
Gas pipe sizing is adequate. See atta.ched chart. Currently there is 30 feet of 1"gas main which can supply 224,000 BTU to the boiler roorn.

RE: PROPOSED EQUIPMENT CHANGE from Lochinvar wall hung Boiler TO A
COMBINATION BOILER/HOT WATER HEATER system made by HEAT TRANSFER
PRODUCTS, MODEL EFTC-140W, WALL-HUNG BOILER/HOTWATER HEATER UNIT.
American Heating use to be tone of the largest Lochinvar products dealers. They suggested a
combination boiler/hot water heating system made by HTP (Heat Transfer Products) model EFTC-
140W be used instead of the Lochinvar wall hung boiler system design the Vail Building
Department recently approved for 2249 Chamonix lane Unit#1 owned by Chamonix Lane Partners.
The EFTG 140W wall-hung model is 94% efficient. It will eliminate the temporary water heater
that is installed on second floor and is servicing Unit L This change will reduce the chance of
flooding and carbon monoxide poisoning. It will be installed by a licensed plumber.
The factory engineer system is pre-plumbed with one pump. The factory design eliminates one
pump from the Lochinvar side arm water heater system design and greatly simplifies the
installation.
The model EFTC-140W factory engineered system that I am now proposing will reduce the
combustion air requirement the Vail Building Department has already approved for 100,000 BTU's
of combustion required for two 50,000 BTU water heaters. With this new system design only one
"open combustion" 50,000 BTU water heater that services Unit 4 will be on second floor and thus
only 17 sq. inches of combustion air is required.
I have attached a spreadsheet that verifies the combustion air needed for the Brandywine building
will meet code.
I have also included the spec sheet showing gas line sizing is adequate since 30 feet of 1 inch Black
Iron Pipe will supply 374000 BTU of natural gas. Note: 40 feet of Black Iron Pipe will supply
320,000 BTU of Natural gas. Note: 1 cubic foot of Natural Gas equals 1000 BTU's
I included the factory spec sheet revealing that 50 feet of 2 inch PVC pipe and 100 feet of 3 inch
PVC pipe is factory and code approved far the closed combustion intake and e�aust air for the
EFTC-140W system. Since less than 50 feet of vent piping will be run,the system will exceed code
requirements using 2 inch PVC for ventilation.

Please approve this equipment change ASAP since winter is approaching. This better system
design will rectify a history of previous problems better than the Lochinvar WHN boiler the Vail
Building Department has already approved. The EFTC-140 will be installed in the same location as
the already approved plans for the Lochinvar system show(the first floor boiler room's east wall).

FIRE AND/OR EXPLOSION HAZARD
To avoid serious in'u or death,the as line installation and the as line inlet ressure test must be done b a licensed rofessional.
Always match the appliance with the type of gas supplied to the unit(natural gas or LP gas).This appliance must be converted into
propane operation unless specifically manufactured for use with propane. Follow Gas Conversion Manual instructions(separate
document . Pro ane read a liances have the suffix"LP"after the model serial number.
Make sure the gas line pressures are within normal limits. Pressures outside normal limits can result in poor performance and
hazardous o eratin conditions.
This appliance must be converted into propane operation unless it is specifically manufactured to operate on propane. Propane-ready
appliances have the suffix "LP" after the model serial number. Failure to ensure the appliance is set to operate on the provided gas
su I could result in ro ert dama e, ersonal in'u , or death.

wired to its corresponding zone valve. Contacts in the zone valves provide a signal to the appliance to operate when there is a call for

10. Unit is equipped with built-in primary pump for the heating loop.This pump is sized to insure proper flow rate through the
appliance heat exchanger and related piping. On long pipe runs, it is recommended to keep the pump at maximum speed(setting 3).

D. CH AND DHW PRESSURE REL/EF VALVES
An external pressure relief valve must be installed on this appliance for both the CH and
DHW loops.When installing, observe the following guidelines. Pressure relief valves ��'�4'����� ��'�{�f�����
must be installed as close to the appliance as possible. No other valves should be !
placed between the pressure relief valve and the appliance. Failure to comply with these ;°'° ' '
guidelines can result in substantial property damage, personal injury, or death.
This appliance has a high-temperature shut-off switch built in as a standard safety
feature.Therefore, a"pressure only" relief valve is required. DO NOT operate this _
appliance before the supplied pressure relief valve is installed with sufficient relieving
capacity in accordance with the ASME rating plate on the appliance.
CH Loop

DHW Loop
This appliance must be provided with a DHW pressure relief valve that complies with local codes, but not less than valves certified as
meeting the requirements of Relief Valves for Hot Water Supply Systems,ANSI Z21.22 CSA4.4 by a nationally recognized lab that
maintains periodic inspection of production listed equipment.A DHW pressure relief valve is not included with the appliance, and is to
be field supplied and installed. DO NOT install a DHW relief valve with a pressure rating greater than 150 psi.This is the maximum
allowable DHW relief valve setting for this appliance.
After installing the relief valves and filling and pressurizing the system,test the operation of the valves by lifting the levers. Make sure
the valves discharge freely. If a valve fails to operate correctly, replace it with a new relief valve. Ensure that the maximum BTU/H rating

I To avoid water damage or scalding due to relief valve operation:
. Discharge line must be connected to relief valve outlet and run to a safe place of disposal.Terminate the discharge line in a
manner that will prevent possibility of severe burns or property damage should the relief valve discharge.
. Discharge line must be as short as possible and the same size as the valve discharge connection throughout its entire length.
• Discharge line must pitch downward from the valve and terminate at least 6"above the floor drain, making discharge clearly
visible.
I • The relief line cannot be in contact with any live electrical parts.
I . Discharge line shall terminate plain, not threaded,with a material serviceable for temperatures of 375°F or greater. �
. Do not pipe discharge to any location where freezing could occur.
• No shutoff valve may be installed between the relief valve and appliance or in the discharge line. Do not plug or place any
� obstruction in the discharge line.
. Test the operation of the relief valve after filling and pressurizing the system by lifting the lever. Make sure the valve
discharges freely. If the valve fails to operate correctly, replace it with a new refief valve.
I . Test relief valve at least once annually to ensure the waterway is clear. If valve does not operate,turn the appliance"off"and
I call a plumber immediately.
. Take care whenever operating relief valve to avoid scalding injury or property damage.

This appliance uses 2"or 3"diameter pipe for exhaust vent and intake pipe. In order to use 2"pipe, it is required to reduce pipe size in
a vertical length of pipe with a reducing coupling(not included). Follow the steps below to install 2"or 3"pipe into the appliance collar.
See Figure 9 for additional details.
1. Clean and dry the appliance connection. DO NOT use primer or cement on the appliance connection.
2. Push the included 6"length of CPVC pipe into the connection until it touches the bottom of the fitting.
3. Tighten the clamps using a screwdriver.
4. Ensure the pipe is secure before continuing installation.
5. For 2"installations, install a reducing coupling in a vertical section of pipe. See Figure 10.

3.Screen Installation
After connecting the intake air and exhaust vent pipes, it is required to install the �� .
included screens into the exhaust vent and intake pipe terminations to prevent
damages to the unit due to blockages. Clean the vent terminations and cement

Typical Specification for Lochinvar° Knight Wall Mount Heating Bojler
Models SS,000—399,999 Btu./Hr
The BOILER shall be a LOCHINVAR KNIGHT Model WH(N,� •; �� �== having a modulating input rating of
Y�`_��.^ Btu/Hr,an output of 5�2���1J Btu/Hr and shall be operated on(Natural Gas)(L.P. Gas). The BOILER shall be
capable of full modulation,firing down to 20%of rated input with a turndown ratio of 5:1.
The BOILER shail be of a fire tube design and shall be vertically down fired. The BOILER shall bear the ASME "H"stamp
for 80 psi working pressure and shall be National Board listed. The heat exchanger assembly shall be fully welded through
an automated process to ensure weld integrity. The 439 stainless steel combustion chamber and tubes shall be self cleaning
and designed to drain condensation to the bottom of the heat exchanger assembly. A built-in stainless steel flue collector shall
allow condensation to drain from the heat exchanger assembly and into the external condensate trap. The compiete heat
exchanger assembly shall carry a twelve(12)year limited warranty.
The BOILER shall be certified and listed by C.S.A. International under the latest edition of the harmonized ANSI Z21.13
/CSA4.9 test standard for the U.S.and Canada. The BOILER shall comply with the energy efficiency requirements of the
latest edition of the ASHRAE 90.1 Standard and the minimum efficiency requirements of the latest edition of the ASHRAE
103 Standard. The BOILER shall meet U.S. Environmental Protection Agency and Department of Energy guidelines for
"Energy Star"efficiency(Models WH55 through WH285). The BOILER shall operate at a minimum of 95%Annual Fuel
Utilization Efficiency(95%Thermal Efficiency far Model WHN399).The BOILER shall be certified for indoor installation.
The BOILER's efficiency ratings shall be verified through third parly testing by the Hydronics Institute Division of AHRI
and listed in the AHRI Certification Directory.
The BOILER shall be constructed with a heavy gauge steel jacket assembly,primed and pre-painted on both sides. The
combustion chamber shall be sealed and completely enclosed, independent of the outer jacket assembly,so that integrity of
the outer jacket does not affect a proper seal. A burner/flame observation port shall be provided. The burner shall be a
premix design and constructed of high temperature stainless steel with a woven metal fiber outer covering to provide
modulating firing rates. The BOILER shall be supplied with a gas valve designed with negative pressure regulation and be
equipped with a variable speed blower system,to precisely control the fuel/air mixture to provide modulating boiler firing
rates for maximum efficiency. The BOILER shall operate in a safe condition at a derated output with gas supply pressures as
low as 4 inches of water column.
The BOILER shall utilize a 24 VAC control circuit and components. The control system shall have an electronic display
for boiler set-up,boiler status,and boiler diagnostics.All components shall be easily accessed and serviceable from the front
and top of the jacket.The BOILER shall be equipped with;a temperature/pressure gauge, high limit temperature control
certified to UL353,ASME certified pressure relief valve,outlet water temperature sensor,return water temperature sensor,a
UL 353 certified flue temperature sensor,outdoor air sensor, low water flow protection and built-in adjustable freeze
protection.
The BOILER shalt feature the"Smart System"control with a Multi-Colored Graphic LCD display with Navigation Dial and
Soft Keys for,password security,three loop temperature setpoints with individual outdoor air reset curves,pump delay with
adjustable freeze protection,pump exercise,domestic hot water prioritization with DHW modulation limiting and USB PC
port connection. The BOILER shall be capable of controlling a variable speed boiler pump to keep a constant Delta T at all
modulation rates. The BOILER shall have the capability to accept a 0-10 VDC input connection for BMS control of
modulation or setpoint,enable disable of the boiler,variable system pump signal and a 0-IOVDC output of boiler modulation
rate.The Boiler shall have a built-in"Cascade"with sequencing options for"lead lag"or"efficiency optimized"modulation
logic,with both capable of rotation while maintaining modulation of up to eight boilers without utilization of an external
controller. The Boiler shall be capable of communicating with Copper-Fin II,Crest and Knight Boilers of different inputs in
a hybrid system to maximize efficiency and turndown without the need for a third party control. Supply voltage shall be 120
volt/60 hertz/single phase.
The BOILER shall be equipped with two terminal strips for electrical connection. A low voltage connection board with 42
data points for safety and operating controls, i.e.,Auxiliary Relay,Auxiliary Proving Switch,Alarm Contacts, Runtime
Contacts, Manual Reset Low Water Cutoff, Flow Switch,High and Low Gas Pressure Switches,Tank Thermostat,Three
Wall Thermostat/Zone Controls, System Supply Sensor,Outdoor Sensor, Building Management System Signal,Modbus
Control Contacts and Cascade Control Circuit. A high voltage terminal strip shall be provided for supply voltage.
The high voltage terminal strip plus integral relays are provided for independent pump control of the System pump,
the Boiler pump and the Domestic Hot Water pump.
The BOILER shall be installed and vented with a(select one):
(a)Direct Vent Sidewall system with a horizontal sidewall termination of both the vent and combustion air. The
flue shall be PVC,CPVC or Stainless Steel sealed vent material terminating at the sidewali with the manufacturers
specified vent termination. A separate pipe shall supply combustion air directly to the BOILER from the outside.
The air inlet pipe may be PVC,CPVC,ABS,Galvanized,Dryer Vent,or Stainless Steel sealed pipe. The air inlet
must terminate on the same sidewall with the manufacturer's specified air inlet cap. The BOILER's total combined
air intake length shall not exceed 100 equivalent feet. The BOILER's total combined e�aust venting length shall
not exceed 100 equivalent feet. Foam Core pipe is not an approved material for e.zhaust piping.
(b)Direct Vent Vertical system with a vertical roof top termination of both the vent and combustion air. The flue
shall be PVC,CPVC or Stainless Steel sealed vent material terminating at the roof top with the manufacturers
specified vent termination. A separate pipe shall supply combustion air directly to the BOILER from the outside.
The air inlet pipe may be PVC,CPVC,ABS, Galvanized,Dryer Vent,or Stainless Steel sealed pipe. The air inlet
must terminate on the roof top with the manufacturer's specified air iniet cap. The BOILER's total combined air
intake length shall not exceed 100 equivalent feet. The BOILER's total combined exhaust venting length shall not
exceed 100 equivalent feet. Foam Core pipe is not an approved material for exhaust piping.
(c)Vertical Vent with Sidewall Air system with a vertical rooftop termination of the vent with the combustion air
being drawn horizontally from a sidewall. The flue shall be PVC,CPVC,or Stainless Steel sealed vent material
terminating at the roof top with the manufacturers specified vent termination.A separate pipe shall supply
combustion air directly to the BOILER from the outside. The air inlet may be PVC,CPVC,ABS,Galvanized,
Dryer Vent,or Stainless Steel sealed pipe.The air inlet must terminate on a sidewall using the manufacturers
specified air inlet cap. The BOILER's total combined air intake length shall not exceed 100 equivalent feet. The
BOILER's total combined exhaust venting length shall not exceed 100 equivalent feet. Foam Core pipe is not an
approved material for exhaust piping.
The BOILER shall have an independent laboratory rating for Oxides of Nitrogen(NOX)of 20 ppm or less corrected
to 3%O2.The manufacturer shall verify proper operation of the burner,all controls and the heat exchanger by
connection to water and venting for a factory fire test prior to shipping.
The BOILER shall operate at altitudes up to 4,500 feet above sea level without additional parts or adjustments.
The BOILER shall be suitable for use with polypropylene glycol,up to 50%concentration without contingencies.
