BUILDING COMMENTS Architectural Comments: Sheet A0.5 Please provide the following in order to complete the review of your project: 1. Construction type 2. Mixed use calculation 3. Separated/ non separated use calculation 4. Details of fire rated assemblies and penetrations if required 5. Fixture count calculation A. Show compliance for accessible section per section 1109.11 IBC B. Clarify occupant load in compliance with section 1004.1.2 and 1004.4 IBC. C. Rear door is shown as an exit. Please clarify how access to the public way is to be achieved. Reference section 1027.5 IBC D. Plans indicate an F occupancy please clarify showing compliance with section 303 IBC. Sheet A1.2 1. Provide cross sections of proposed ceiling and wall assemblies showing compliance with the construction type, flame spread index, fire rated assemblies, and structural support. Please provide type of grease interceptor to be used and size that reflects the capacity required for the proposed waste. 2. Annotate on plans the required insulation for the hot water recirculating system per the IECC 2012 edition. Mechanical Comments: Sheet M1.01 1. Identify cooking appliances on plans and methods of ventilation to be provided per the IMC 2012 edition Sheet M6.01 1. Show compliance for required ventilation and make-up air per the IMC 2012 edition. Sheet M6.02 1. Plans to reflect installation criteria for the ducting to system to comply with ASHRAE and the IECC. Electrical Comments: Sheet E6.01 1. Provide electrical load calculations and fault current calculations for the proposed restaurant. This is a design requirement to be provided by the engineer of record. 2. Provide lighting power control method per section C405 IECC PLANNING COMMENTS 1. Please submit a parking analysis for the proposed conversion based on the CC1 Zone District. 2. A Condition of Approval for the project is the recordation of a pedestrian easement that covers the area from the eastern façade east to the property line.
