Re: Resnick Residence — Structural Review of Fire Damage, Vail, Eagle
County, Colorado (M&N 9272-2015)
Dear Jeff:
Monroe and Newell Engineers, Inc. conducted a structural field observation at the
Resnick Residence on August 26, 2015. The purpose of this site visit was to observe
the structural damage caused by a small fire that was caused by a recent electrical
equipment malfunction.
Monroe and Newell Engineers, inc. were the structural Engineers of Record for this
custom home. We prepared the construction documents and observed the structure
during construction. We observed the fire damage and have analyzed the framing of
the roof structure that was affected.
The following are our findings and recommendations for repair:
1. The small electrical fire was located in the ceiling of a bedroom that is located
to the west of the main staircase in the upper level. It was contained in the
roof's joist space and damaged one 16" deep LVL roof joist and the roof
sheathing in an area of approximately one square foat adjacent to the roof
joist.
2. The LVL roof joist was almost completely burned and destroyed for a
distance of approximately 12 inches, approximately 9 feet east of the
bedroom's west wall. �
3. We have analyzed the framing of this roof in the area of the fire damage and
have determined that the damaged joist can remain in place and will have to

be reinforced with additional LVL members each side as shown in the
attached repair details, sections 1/S1 and 2/S1.
4. Alternately to the joist repair described in item 3 a new 1 3/" x 16" LVL that
extends from the outside wall sheathing of the east wall to the outside wall
sheathing of the west wall could be installed adjacent to the damaged joist
and nailed in two rows of 10d x 3" nails spaced at 6 inches on center along
the full length of the joist.
5. The damaged roof sheathing can also remain in place and will have to be
reinforced from below as shown in the attached section 3/S1.
After the joist and roof sheathing that were damaged in the small fire are repaired as
described above the roof structure of the building will again be in the structural
condition it was in before the fire. The roof framing will be compliant with all
structural requirements of the International Building Code, 2013 Edition and
structural amendments of the Town of Vail Building Department.
