Mr. Rainville,
This letter is provided for your use in acquiring mechanical permit from the Authority Having
Jurisdiction for mechanical, electrical and plumbing work necessary for the proposed
remodel at the aforementioned location. The project consists of interior finishes remodel
with added powder room, washer/dryer closet, and bar/sink niche. Below is a summary of
our findings and recommendations. Engineering review is based on the 2012 International
Code family as adopted by the Town of Vail.
Mechanical Scope.
1. General: A complete life safety systems and code review of the entire building has
not been perFormed as part of this effort; however, it appears from site visit that the
drywall ceiling within the unit may interpreted to serve as the lower membrane of fire
resistance rated construction. As such, we recommend any ducts penetrating this
assembly be protected accordingly.
2. Powder Room Exhaust: Provide new 120V/1 ph ceiting mounted exhaust fan with
radiation damper grille capable of producing 50 CFM minimum exhaust rate.
Provide back draft damper at new fan duct connection and connect new 4" diameter
exhaust duct to existing minimum 4" diameter exhaust serving adjacent bathroom.
Verify existing bath exhaust fan is fitted with backdraft damper at fan. Add backdraft
damper if none found.
3. Dryer Exhaust: New clothes dryer shall be ducted to convey moisture to outside the
building unless selected unit is a listed and labeled condensing (ductless) clothes
dryer. Dryer exhaust duct cannot penetrate ceiling membrane. Exhaust duct, if
required by dryer type, shall be installed in either of the following scenarios:
a. Completely belaw ceiling membrane in new saffit.
b. Above ceiling plane in joist bay, but with fire resistance rated construction
adjusted to create pocket to route exhaust duct. Though this solution may be
aesthetically preferred, we deem it difficult and question feasibility.
4. Dryer Closet Makeup Air: Provide louvered door in closet with minimum 100 square
inches free area.

Electrical Scope.
1. General: The existing service is 100A, 240/120V, single-phase with dedicated utility
meter. Because demand meter information was not available, a full NEC load
calculation (based on optional feeder and service load calculation in NEC 220.82)
was performed for the unit to verify adequate capacity for the existing load and the
added loads of a wine cooler, stacked combination washer& dryer, and a small
bathroom exhaust fan. Though exact data sheets were not available at the time of
load calculation, we have made conservative assumptions based on generally
known load sizes for each of the added load types and we have also included a
future load adjustment equal to 10% of the entire units load. With this adjustment
inc{uded, the total calcufated load for the unit is 80A.
2. Load Assumptions:
a. Washer/Dryer—30A, 240V branch circuit with an assumed load of 5760VA.
b. Wine Cooler—20A, 120V branch circuit with assumed load of 500VA.
c. Exhaust Fan —Assumed fractional horsepower fan with a load of 100VA.
3. Provide GFCI receptacles in new powder room and in bar niche.
Plumbing Scope.
1. General:
a. Provide new domestic water, waste and vent connections to new plumbing
fixtures in accordance with code.
b. Waste and vent piping shall be asphaltum coated service weight cast iron soil

c. Domestic water shall be Type L hard drawn copper tube with wrought copper
fittings and lead free solder joints.
d. Water piping insulation: Molded fiberglass with fire resistant white all service
jacket (ASJ) with preformed white PVC jacket at elbows and fittings.
i. New cold water piping NPS 3/" and smaller shall be insulated '/Z" thick.
ii. New hot water piping NPS 3/" and smaller shall be insulated 1" thick.
e. New hot water fixtures connected to existing system shall not be further than
20 feet piping distance from recirculated hot water main.
f. Piping in garage ceiling plenum: New water piping not permitted in garage
ceiling plenum. Freeze protect waste & vent piping in garage ceiling plenum
equivalent to existing.
2. New water closet: Flush valve type not permitted. Flush tank required. Connect to
4" minimum waste piping and provide 2" minimum vent. Provide NPS '/Z" branch
cold water from nearest NPS 3/" minimum existing cold water service. Provide wall
stop and water hammer arrestor listed for concealment or 12" air chamber in wall
upstream of wall stop.
3. New handsink and bar sink: Provide 1'/2" minimum waste piping and 1'/4" minimum
vent. Provide NPS '/Z" branch hot and cold water with wall stop for each. Extend hot
and cold service from nearest existing NPS 3/" minimum hot and cold water piping.
4. New washer: Provide washer box with NPS '/2" hot and cold water connections with
integral stop and hammer arrestor for each. Washer box shall include 2" minimum

drain connection with 1'/2" minimum vent. Washer box waste standpipe shall be
individually trapped, discharge to 3" minimum existing piping, and be 18" minimum
high, but not higher than 42". Provide wall cleanout access above washer box
fixture trap wye.
