Subject: Observation of Excavation,Proposed Remodel and Additions to Lazara
Residence, L.ot 28,Vail Vitlage West Filing No. 2, 1915 West Gore Creek

Dear Jay:
As requested, a representative of Hepworth-Pawlak Geotechnical, Inc.observed the
excavations at the subject site on November 3,2015 to evaluate the soils exposed for
faundation suppoR. The �ndings of our observations and recommendations for the
foundation design are presented in this report. The services were performed in
accordance with our agreement for professional engineering services to Specwm
Canswction Management,dated November 2, 2015.
The remodel wilt include two new footing areas on ths east and west sides of the garage
azea at the southern portion of the residence. The addition/remodel areas will have slab-
on-grade floors. There will also be an exteriar patio addition with Iow concrete masonry
unit(CMU)site walls and slab-on-grade patio area outside the northwest corner of the
residence. The additions have been designed to be supparted on spread footings
assuming an allowable soil bearing pressure of 2,000 psf. Based an our field information
obtained,we recommended the spread footings for the exterior site walls be designed for
an aIlowable soil bearing pressurc of 1,000 psf which we uaderstand was done.
At the time of our site visit, the foundation excavatian for the two building addition azeas
had each bcen cut in one level from 3�h to 4 feet below the adjacent ground sur€ace. The
sails exposed in the bottom of the excavations consisted of inedium dense,silty sand and
gravel with cobbles. The results of a gradation analysis performed on a bulk sample of
the silty sand and gravel soils(minus 3 inch fraction)obtained from the site aze presented

had been cut in one level about 3 feet below the adjacent ground surface. The soils
exposed in the bottom of the site wall excavation consisted of inedium dense,silty sand
and gravel with cobbfe fill. A pit dug near this excavation indicated the medium dense
fill was more than 2 feet deep below proposed footing grade and probably on the order of
3 to possible 4 feet deep. 1Vo free water was encountered in the excavations and the soils
were slightly moist to moist.
Considering the conditions exposed in the building additio�excavations and the nature of
the proposed construction,spread footings placed on the undistvrbed natura! soil designed
for an ailowable soil bearing pressure of 2,QOU psf can be used for support of the
proposed additions. The site wall can beaz on the fill and be designed for an allowable
soil bearing pressure of 1,000 gsf with some risk of settlement. There could be some
differential settlement of the addition areas with respect to the existing structure which
should be considered in the design. Footings should be a minimum width of 18 inches for
contiauous walls and 2 feet for columns. Looss and disturbed soils in footing areas
should be removed and the subgrade compacted. The bearing soils should be protected
against frost and concrete shoulci not be placed on frozen soils. The footings should be
provided with adequate soil cover above their bearing elevations for frost protection.
Continuous founda[ion walls shoutd be reinforced tap and bottom to span local anamalies
such as by assuming an unsupported length of at least 1Q feet. Foundation walls acting as
retaining structures should also be designed to resist a lateral eazth pressure based on an
eqvivalent fluid unit weight of at lesst 45 pcf for on-site granular soils as backfill.
Structural fill placed within slab-on-grade areas can consist of the on-site soils excluding
debris, topsoil and aversized (plus 6 inch) rocks compacted to at least 95% of standard
Proctor density(SPD) at a moisture content near optimum. Backfill placed around the
structure should be compacted to at least 90% SPD(9S% in pavement areas) and the
surface graded to prevent ponding within at least 10 feet of the builciing.
The recommendations submitted in this letter are based on our observation of the soils
exposed within the foundation excavativns and do not include subsurEace exploratian to
evaluate the subsurface conditions within the loaded depth of foundation influence. This
study is based on the assumption that soils beneath the footings have eqaal or better
support than those exposed. The risk of foundation movement may be greater than
indicated in this report because of possible variations in the subsurface conditions. In
order to reveal the nature and extent of variations in the subsurface conditions below the
excavations, drilling would be required. It is possible the data obtained by subsurface

exploration could change the recommendations contained in this letter. Our services do
not include determining the presence,prevention or possibility of mold or other biological
contaminants(MUBC)developing in the future. If the client is concerned about MOBC,
