Re: Certificate of Occupancy for the Vail Plaza Hotel and Resort
Dear Mark,
First of all, I would like to welcome you and your team to Vail. We are excited to have your
management team and new ownership as part of North Americas premier resort community.
After your teams meeting with the various representatives from the Town of Vail on what items
that still need to be resolved prior to issuance of a Certificate of Occupancy; the town staff has
compiled the following list of items to be addressed. I have separated them by department to help
in communication of which department needs to approve and help resolve any specific item.

Complete fire sprinkler protection on the atrium side of all windows where there is a walkway on
the atrium per IBC section 404.
All doors into atrium A and B require 45 minute rating and to be self closing, self latching.
Final smoke control report must be received from Rolf Jensen Associates.
Relocation of East Bay doar as required by approved plans
The grab rail behind the men's handicap toilet that touches the flush push button is on level 170,
room#405 does not allow for one to grip the rail along its entire surface.
The ladies handicap toilet on level 149, room# 229 has the toilet paper dispense in a location
that is not 7 to 9 inches in front of the water closet forward rim.
The ladies handicap toilet on level 170, room#406 has the toilet paper dispense in a location
that is not 7to 9 inches in front of the water closet forward rim.
All the windows in the stairway#1, room 101 needs to have all the windows raised up above 60
inches ar the glass in the windows changed to tempered glass.
Install signage at exit stairways indicating location of accessible means of egress at elevators per
IBC 1007.7.
Install"area of refuge" tactile sign with International Symbol of Accessibility signage at required
locations
Provide signage with International Symbol of Accessibility and men's and women's locker room
accessible bathrooms.
Remove keyed lock from loading dock exit door into corridor 469. This is required exit door
from the loading dock area. Exit hardware required.
Remove keyed lock from corridor 469 in corridor 402. This is a required exit door from the
corridor area. Exit hardware required.
Install closer and coordinator with self latching hardware on pairs of door from loading dock into
hallway 418. (3 locations)
Install panic hardware on door LL430.
Install signage at eXit stairways indicating location of accessible means of egress at elevators per
IBC Section 1007.7.
Provide a structural engineer design for snow guard/ fencing at south entrance of the building.
This work may be done as amendment to the existing permit.
An engineer design is required for the solution to the drainage issues at the south entrance.
