Since the existing number of dwelling units is 16,the site is considered to be non- conforming in regards to density. Furthermore, the site exceeds the allowabie amount of GRFA(44l0 of the buildable acres).The allowable GRFA is 37,421 square feet, and the existing GRFA is 44,686 square feet by my calculations. ` _ " This means that the only allowable development on the site would be interior Conversions and 250 Additions. Based on my familiarity of the site and the typical remodels that have occurred there, all GRFA added since Phase IV was originally constructed would be considered Interior Conversions. Interior Conversions are considered the capturing of interior space, such as vaulted areas and crawl spaces.The potential for additional GRFA via an interior Conversion is limited by the existing bulk and mass of the building.That is, the exterior walls � cannot be expanded or altered except to allow for adequate egress with the addition of doors or windows.
