General Information: This application is required for all proposals involving the addition of any floor area, including net
floor area and/or gross residential floor area (GRFA). This also includes proposals for 'residential 250 additions' and
`interior conversions'. Applicable Vail Town Code sections can be found at www.vailqov.com under Vail Information —
Town Code Online. All projects requiring design review must receive approval prior to submitting a building permit appli-
cation. An application for Design Review cannot be accepted until all required information is received by the Community
Development Department, as outlined in the submittal requirements. The project may also need to be reviewed by the
Town Council and/or the Planning and Environmental Commission. Design review approval expires one year from the
date of approval, unless a building permit is issued and construction commences.

I have done a cursory analysis of the existing Dwelling Units and Gross Residential Flaor Area (GRFA) at the Goif
Course Townhomes, Phase IV.The development potential is based on the buildable acreage, which is
approximately 85,050 square feet for this site.The allowed number dwel{ing units is six per b��ildable acre,which
translates to 11.7 for this site. Since the existing number of dwelling units is 16,the site is considered to be non-
conforming in regards to density. Furthermore, the site exceeds the allowabie amount of GRFA(44l0 of the
buildable acres).The allowable GRFA is 37,421 square feet, and the existing GRFA is 44,686 square feet by my
calculations. `
_ " This means that the only allowable development on the site would be interior Conversions and 250 Additions.
Based on my familiarity of the site and the typical remodels that have occurred there, all GRFA added since
Phase IV was originally constructed would be considered Interior Conversions. Interior Conversions are
considered the capturing of interior space, such as vaulted areas and crawl spaces.The potential for additional
GRFA via an interior Conversion is limited by the existing bulk and mass of the building.That is, the exterior walls
� cannot be expanded or altered except to allow for adequate egress with the addition of doors or windows.
When you are ready to submit an DRB application, use the DRB Additions application and indicate that you plan
to do an Interior Conversion. Include floor plans and elevation drawings of the existing and proposed conditions.
