• We are submitting to the TOV building department for review and approval the following an
Administration Modification request based upon 2012 IBC section [A] 104.10 Modifications.
The request is regarding the roof hatch access of the South stair of Building 'A' ; please refer to
the attached Letter from BCER that addresses the proposed modification in which we believe
we meet the intent of the code for this specific condition.

STRATA VAIL ROOF HATCH
BUILDING A-ROOF HATCH ACCESS

Dear Chief Vaughan:
We are requesting your consideration on behalf of the design team and OZ Architecture, regarding an
Administrative Modification (Admin Mod) request for the Residences at Strata Vail. This Admin Mod is
in regards to a construction condition regarding the roof hatch access in Building A.The current
installation of the required roof hatch does not meet the 2012 IBC requirement for a roof hatch.
However,we believe that the intent of providing access to the roof for firefighting purposes has been
met.
Per IBCSection 1009.16.1 Roof Access: "Where a stairway is provided to a roof, access to the roof shall
be provided through a penthouse complying with Section 1509.2".
Exception: "In buildings without an occupied roof, access to the roof shall be permitted to be a
roof hatch or trap door not less than 16 square feet (1.5 m2) in area and having a minimum
dimension of 2 feet(610 mm)".
The current dimensions of the roof access hatch are 32"x 48",which provides an opening of 10.6 sq. ft.
While this falls short of the required 16 sq.ft., it does meet the requirement and intent of having a
minimum dimension of 2 ft. to a non-occupied roof as stated in the exception above. The hatch will not
be used to take large mechanical equipment to the rooftop.Any repairs to the large mechanical
equipment will require the use of a crane to hoist large equipment to and from the roof. In addition the
48" dimension of the opening is orientated in the north/south direction,thus allowing Fire Department
access by firefighting staff should a fire event occur at Strata Vail.

It is the recommendation of Rondinelli Life Safety/BCER Engineering to allow the current construction
condition to be maintained as permitted by IBCSection 104.11. I believe that the current installation is
satisfactory and complies with the intent of the provisions of this code, and that the material, method or
work offered is,for the purpose intended, at least the equivalent of that prescribed in this code in
quality, strength, effectiveness,fire resistance,durability and safety.
