permitted by the Town of Vail in 1987 as Colorado West Regional Mental Health, and a building permit was issued and approved by the Town of Vail in 1987 for this use. After that date, the zoning code was
amended to make healthcare facilities, including mental
health and counseling, a Conditional Use. Therefore, the Town of Vail will consider the existing use of the property as a legal, conforming use. However, the use
may not be enlarged to occupy a greater site area or
building floor area without obtaining a Conditional Use Permit. Any reduction in floor area or site area shall be deemed a new limitation, and the use shall not thereafter be enlarged without obtaining a Conditional
Use Permit.
