The make-up air for all residential kitchen hoods over 400 CFM on this project is through the outside air ventilation duct connected to the return air side of the Fan Coil Units. Brook Corning-BCER December 6,2016 BCER . — Pnelneeding-- January 25, 2017 JR Mondragon Town of Vail Chief Building Inspector jmondragon@vailgov.com RE: STRATA VAIL RESIDENTIAL KITCHEN HOODS LETTER OF UNDERSTANDING Dear Mr. Mondragon: As we discussed last week,the third party inspectors have written up the kitchen hood with the following comments: Units B101, BI02, B103 Provide CFM Rates for range hoods, more or less than 400 CFM. Provide balance report for the system. Supply and returns in spaces not verified provide approved plans. " BCER has witnessed the testing of six different hoods on the project, from the smaller condos to the larger penthouse units. The test results are included in the attached test and balance report. All of the hoods tested are greater than 400 CFM. The question behind the inspection comment relates to the 2012 IMC section 505.2, which states that residential exhaust hood systems capable of exhausting in excess of 400 CFM shall be provided with make-up air at a rate approximately equal to the exhaust air rate... The design for this project utilizes the ventilation duct serving the fan coil units. The ventilation duct connects to the return side of the fan coil units and provides tempered OSA to the space for people ventilation and kitchen hood make-up. To make sure that the makeup air system is providing enough air, proof of flow was taken using indoor to outdoor pressure differential readings as provided by the Test and Balance Contractor. The TAB report shows minimal decrease in space pressure when the kitchen hoods are run through various speeds. This demonstrates the make-up for the kitchen hood is being drawn through the ventilation duct at basically the same rate as is required for the hood exhaust. The design for people ventilation as required by the 2012 IMC section 401.2 is to operate the FCU fans(and therefore the ventilation)continuously. In order to provide this ventilation,the ventilation duct must be open and operational 24/7. Therefore,the ventilation duct cannot be provided with a means of closure as required by section 505.2. During the balancing procedure units were tested with the FCU fans at low speed or off. The pressure differentials were not affected when the kitchen hoods where operating. Mr. JR Mondragon January 25, 2017 Page 2 Through actual field verification the required make-up air serving the residential units is adequate and will not cause infiltration from the exterior of the building, excessive negative pressures in the units and will not draw air in from the corridor during operation of the kitchen hoods. The Test and Balance Report demonstrates that the ventilation air is approximately equal to the exhaust air(by the pressure differential test), and the code requires that the ventilation air be 100%available for the occupants, so the isolation device will be open continuously and therefore not needed.
