RE: STRATA VAIL—TOILET/BATHROOM MISSING EXHAUST FANS
Dear Mr. Mondragon:
As you are aware, during a recent inspection on the project, one of the toilet or bath rooms was noted to be
missing an exhaust fan. This is noted on inspection notice 2101063320011 "A305 no bath fan in shower".
BCER, OZ, and PCL have reviewed the drawings and installation and find there are approximately 22
instances of this condition; where the separated bath and toilet rooms only have one fan. The noted units are:
A204, A302, A303L, A304L, A305L, A402, A403L,A404L, A405L, B407 (4 bathrooms affected in this unit),
A502, A503L, A504L, A505L, B507 (4 bathrooms affected in this unit), and B702.
Attached are two options that are proposed to resolve this issue.
Option#1 replaces the existing ceiling mounted fan with a 120 CFM inline fan and located a grille in each
room. The exhaust fan will be switched from both rooms.
Option #2 adds a ceiling mounted TEF-1 to the room that is missing a fan,also adding the switch in the room
to control it.
Both of the two options meet all code requirements of the IMC, Table 403.3,and the optimal solution will be
implemented for each situation.
We are requesting that the Town of Vail allow the Temporary Certificate of Occupancy to be issued without
these issues being resolved(installed). As part of the TCO conditional exception,the doors between the toilet
and bath rooms will be removed or disabled to create a single room. The design and construction teams will
have the solutions implemented prior to the Certificate of Occupancy being issued.
