Shaner, PE for review of fire sprinklers for the residence. It is Her expert opinion that we will not be required based the criteria and conversations with the Vail Fire that she has had. I consulted the Vail Fire & Emergency Services "Criteria for Requirements to Install Fire Sprinkler Systems"dated January1St, 2013. On page two of this document, there is a list of 7 items that are to be evaluated in determining if a sprinkler system is required. An analysis of the items follows. 1. Criteria:Evaluate site plan to determine if the exterior perimeter is in excess of 300 ft. IFC 503.1.1, If YES, sprinkler system is required. Evaluation: The exterior perimeter is equal to 267'. Sprinklers are not required. 2. Criteria: If the structure perimeter is less than or equal to 300 ft., does the site provide for year round access by foot?IFC 504.1, If NO, sprinkler system is required. Evaluation: Based on the grading of the lot, year round foot access is provided. Sprinklers are not required. 3. Criteria: Does the driveway between the staging area and the ROW comply with TOV Municipal Code Driveway Standards as set forth in Chapter 3, Title 14, Tables 1, 2 and 3?, If NO, sprinkler system is required. Evaluation: Driveway will comply with Vail standards. Sprinklers are not required. 4. Criteria: Determine whether the point of fire apparatus access meets minimum staging requirements per TOV Municipal Code 14-4-1. Does fire department access and staging meet the minimum requirements of 14-4-1?, If NO, sprinkler system is required. Evaluation: Site meets requirements for access and staging. Sprinklers are not required. 5. Criteria: Fire Flow-Does the site have adequate fire flow from a public water supply as prescribed by the Fire Code,from a minimum of two fire hydrants within 500 ft of approved fire apparatus staging?IFC 507.1, If NO, sprinkler system is required. Evaluation: Site does not have hydrants within 500'. Site also does not have water supply to support a sprinkler system. Circular logic warrants a discussion on whether sprinklers are required simply due to lack of water supply. Item shall be reviewed with VFES. 6. Criteria: Urban Wildfire Interface—Does the structure meet the minimum requirements for the Urban Wildfire Interface Code?TOV Municipal Code 5-11, If NO, sprinkler system is required. Evaluation: Site meets TOV 5-11. Wildfire exposure if minimal. Sprinklers are not required. 7. Criteria: Direct Attack Option:Structures 2 Stories or Less-Are all portions of the interior within 30 feet "line of sight"of a maximum of 150 foot route of an approved hose lay and have an approved monitored addressable fire alarm and detection system?IFC 904 If NO, sprinkler system is required. Evaluation: Distance from hydrant does not comply(see item#5 above). Home will have an addressable, monitored fire alarm system. Item shall be reviewed with VFES. In review of the above analysis, it is apparent that the lack of water supply and fire hydrants within close proximity to this site is the only deficiency that would require the home to be sprinklered. Ironically, if the condition were remedied, and water supply was present, the fire flow requirement would be met and the home would not require sprinklers. This circular logic is worth a brief discussion with Vail Fire & Emergency services. It is my opinion that this home does not require sprinklers due to its location, accessible site, reasonable grading and limited perimeter. Deborah L. Shaner, P.E.
