We know that you and your family will en joy the special comforts of your new log home for many decades to come. Montana Log Homes has a vested interest in your beautiful log home, and we have compiled the following list of maintenance procedures to ensure your continued satisfaction and en joyment. Settling This is one of the major issues in maintaining your log home's energy efficiency, and has been addressed throughout the design and construction of your log home. Be sure to make the adjustments to the settling according to the instruction you received during the reassembly process. Take measurements every 2-3 weeks and make adjustments when 1 /4 inch of settling has occurred. Issues arise when adjustments have not been made on a routine basis, perhaps resulting in uneven floors, and windows and doors that do not operate smoothly. It could also cause the caulking or chinking bond with the logs to separate and fail. These gaps will result in heat loss. Log Gable ends will require perhaps a little more vigilance. Our method of building the log gable ends, using cross pinning and angle iron, ensures that there is no settling taking place here. Instead the logs will shrink slightly in diameter, which will stress the caulking or chinking between each log. We recommend a 1 /2 inch to 3/4 inch bead in this area, and periodic touch up of the caulking or chinking beads may be necessary to maintain weather tight seals. Periodic Visual Inspection An annual walk-around inspection of your log home's exterior will identify any locations where caulking or chinking has broken it's bond to the logs. This could be a result of one of many factors, but primarily a poor bond due to dirt or sawdust film on the logs. These are easily repaired by cutting out the failed section and replacing it with fresh caulking or chinking. Make sure that the logs are now clean in this location, and free of any dirt or sawdust. Individual tubes ( 10 oz) are available through many local hardware and building stores. Contact MLH for more information if needed. Caulking/chinking Many advances have been made in the log home industry. Gone are the old products that dried out, cracked and fell out. The new caulking and chinking formulations designed for log home construction are acrylic based, remain flexible and have very good adhesion to a wide variety of clean substrates, including wood, steel, stone, glass, and concrete. These checks, also an area for heat loss, are easily filled with backerrod (an inexpensive closed cell foam rope) and sealed with caulking. Treatment of your log package with a borate product such as Timbor, BoraGare or Penetreat, (which penetrates deep into your logs) will provide long lasting protection against damage causing termites and carpenter ants. It i5 also a good idea to use an aerosol "bug bomb" once your roof, windows and doors, and caulking are installed to kill any insects that might have taken up residency prior to your home being enclosed. lAlindow and Door Seals This is an area for heat loss and insect entry. Our construction manual provides instruction on one method of installing your windows and doors. !Ne recommend the exterior window trim be installed with screws, which allows for the trim to be removed and the seals to be inspected, after about a year's time. Exterior Finishes Many very good exterior finished are available on the market to protect your log home's exterior from the elements. Ultra violet light and driving rain and snow will break down this finish over time. Depending on your exposure, this exterior finish may last from 2 to 5 years, when a maintenance coat will be needed. Typically the south and west exposures receive the most from Mother Nature. The exterior finish on these elevations will break down before the north and east elevations, so this is a good place to test the life of the finish. Splash a little water on the log walls. If the water beads up, the finish is still doing it's job. However, if the water is absorbed into the logs, the finish has broken down and must be re- applied. we recommend and have available for purchase, Messmers UV Plus. An annual light power washing of the exterior walls will remove any accumulation of dust particles, which actually accelerate the break down of your exterior finish.
