THIS REPAIR DOCUMENT OUTLINES THE GENERAL CRITERIA FOR THE REMOVAL AND RECONSTRUCTION OF A RETAINING STRUCTURE ON A PORTION OF THE PROPERTY LOCATED AT 4500 MEADOW DRIVE, VAIL, COLORADO 81657. WHEN A DIFFERENCE OCCURS BETWEEN THIS SPECIFICATION AND OTHER APPLICABLE CODE, THE MORE STRINGENT SHALL CONTROL. ANY OTHER ITEMS NOT COVERED HEREIN SHALL BE COMMENSURATE WITH GOOD ENGINEERING AND CONSTRUCTION PRACTICE. 2. THE OWNER IS HEREBY CAUTIONED OF THE EXTREME IMPORTANCE OF PROPER DRAINAGE AWAY FROM THE FOUNDATION. THE OWNER IS RECOMMENDED TO ESTABLISH AND MAINTAIN PROPER DRAINAGE FROM THE FOUNDATION. POOR DRAINAGE AND/OR PONDING OF WATER NEAR THE FOUNDATION WALL IS THE SINGLE MOST COMMON CAUSE OF WATER INFILTRATION INTO BASEMENTS AND FOUNDATION DAMAGE. 3. CONTRACTOR TO FIELD VERIFY ALL WALL LOCATIONS AND ANY DIMENSIONS SHOWN ON THESE DRAWINGS BEFORE BEGINNING CONSTRUCTION. LOCATE EXISTING UTILITIES AND NOTIFY PROJECT ENGINEER OF UTILITIES OR SUBGRADE CONDITIONS, WHICH INTERFERE WITH SCOPE OF WORK. DO NOT SCALE DRAWINGS. THE CONTRACT DRAWINGS AND SPECIFICATIONS REPRESENT THE FINISHED CONDITION. THEY DO NOT INDICATE THE MEANS OR METHOD OF CONSTRUCTION. THE CONTRACTOR SHALL PROVIDE ALL MEASURE NECESSARY TO PROTECT THE STRUCTURE OR PROPERTY DURING THE REMEDIAL WORK. SUCH MEASURES SHALL INCLUDE, BUT NOT LIMITED TO, BRACING AND SHORING FOR CONSTRUCTION LOADS, FORMWORK DESIGN, CONCRETE DESIGN MIX, WORKER SAFETY REQUIREMENTS, AND PROTECTION OF ON SITE ITEMS FROM WEATHER CONDITIONS AND ENVIRONMENTAL FACTORS. 7. THE CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND CONDITIONS AT THE JOB SITE BEFORE COMMENCING CONSTRUCTION AND NOTIFY THE ENGINEER OF ALL DISCOVERIES HE BELIEVES MAY INTERFERE WITH PROPER EXECUTION OF THE WORK PRIOR TO PROCEEDING WITH THE WORK. 8. WHERE DISCREPANCIES OCCUR BETWEEN PLANS, DETAILS, GENERAL NOTES AND SPECIFICATIONS, THE MORE STRINGENT REQUIREMENTS SHALL GOVERN. DETAILS ON DRAWINGS SHALL TAKE PRECEDENCE OVER GENERAL NOTES AND TYPICAL DETAILS. DETAILS NOTED TYPICAL APPLY TO ALL SIMILAR CONDITIONS.
