NOTES: BOILER 399 MBH BOILER 399 MBH DRYER 20 MBH DRYER - 20 MBH DRYER - 20 MBH FP - 50 MBH GAS BBQ - 40 MBH RANGE - 96 MBH FP - 50 MBH SEQUENCE OF CONTROL: 1. BOILERS - a. BOILERS WILL COME EQUIPPED WITH INTERNAL, PACKAGED CONTROL SYSTEM THAT WILL MONITOR OUTSIDE AIR TEMPERATURE, WATER HEATER TANK TEMPERATURE, HEATING WATER SYSTEM TEMPERATURE, DEMAND FROM RADIANT HEATING ZONES, AND DEMAND FROM SNOWMELT SYSTEM. b. HEATING OPERATION - i. WHEN OUTSIDE AIR TEMPERATURE IS BELOW THE PROGRAMMED SET POINT OF 60 DEG F (ADJUSTABLE), BOILERS WILL BE ENABLED. ii. ONCE ENABLED, AND THERE IS DEMAND FROM THE HEATING WATER SYSTEM TEMP SENSOR, OR THE SNOWMELT SYSTEM, THE BOILER CONTROLLER WILL STAGE ON THE PRIMARY CIRCULATION PUMPS, BOILER CIRCULATION PUMPS, AND BOILER BURNERS TO SATISFY THE PROGRAMMED HEATING WATER SYSTEM SETPOINT. iii. THE PROGRAMMED HEATING WATER SYSTEM SETPOINT WILL BE RESET FROM 140 DEG F AT 30 DEG F OUTSIDE AIR TEMP, TO 100 DEG F AT 60 DEG F OUTSIDE AIR TEMP. iv. PUMPS AND BOILERS WILL STAGE OFF WHEN THE SYSTEM DEMAND HAS BEEN SATISFIED OR WHEN THE OUTSIDE AIR TEMPERATURE IS ABOVE THE PROGRAMMED SET POINT. v. AN INTEGRAL TIMER WILL PREVENT THE BOILERS FROM SHORT CYCLING. vi.INTERNAL CONTROLLER WILL ALTERNATE LEAD/LAG BOILER BASED ON INTERNAL RUN-TIME CLOCK. vii. SYSTEM WILL BE ENABLED WITH THE FOLLOWING SAFETY FEATURES THAT WILL DISABLE THE AFFECTED BOILER, BUT ALLOW THE REMAINING BOILER TO CONTINUE NORMAL OPERATION. THE INTERNAL CONTROL PANEL WILL INDICATE ALARM UNTIL SERVICE TECH ADDRESSES AND CLEARS ALARM. 1. LOW WATER 2. HIGH TEMPERATURE 3. HIGH/LOW PRESSURE 4. CONTROL SYSTEM OR OTHER INTERNAL SYSTEM FAILURE. c. DOMESTIC HOT WATER HEATING PRIORITY OPERATION - i. ON CALL FOR HEAT FROM TANK TEMPERATURE SENSOR ON INDIRECT WATER HEATER, THE INTEGRAL CONTROLLER WILL OVERRIDE THE INDIVIDUAL BOILER OPERATION AND ENTER PRIORITY DOMESTIC HEATING MODE. ii. IN PRIORITY DOMESTIC HEATING MODE, THE BOILER CIRCULATION PUMP WILL DEACTIVATE, THE BOILER HEATING WATER SUPPLY TEMPERATURE WILL RESET TO 180 DEG F, AND THE WATER HEATER CIRCULATION PUMP WILL ACTIVATE. iii. THE OTHER BOILER WILL CONTINUE TO OPERATE IN NORMAL MODE. iv. ONCE DOMESTIC HOT WATER DEMAND IS SATISFIED, SYSTEM WILL RETURN TO NORMAL HEATING OPERATION. 2. PUMPS a. BOILER CIRCULATION PUMPS i. PUMPS WILL BE ACTIVATED AS DESCRIBED IN THE BOILER SEQUENCE. b. WATER HEATER CIRCULATION PUMPS i. PUMPS WILL BE ACTIVATED AS DESCRIBED IN THE BOILER SEQUENCE. c. MAIN HEATING WATER PUMPS i. PUMPS WILL ACTIVATE ON A CALL FROM THE BOILER SYSTEM AS DESCRIBED IN THE BOILER SEQUENCE. ii. ON CALL FROM THE BOILER SYSTEM, INTERNAL PUMP CONTROLLER WILL: 1. ALTERNATE LEAD/LAG PUMP BASE ON RUN-TIME 2. RAMP LEAD/LAG PUMP VFDS UP/DN BASED ON SYSTEM PRESSURE DEMAND. 3. PUMPS WILL BE OFF WHEN CALL FROM BOILER CONTROLLER IS SATISFIED. ij. SNOWMELT PUMP i. PUMP WILL BE ACTIVATED AS DESCRIBED IN THE SNOWMELT SYSTEM SEQUENCE. e. DOMESTIC HOT WATER RE-CIRCULATION i. PUMP WILL ACTIVATE ON CALL FROM INTEGRAL TIMER AND HEATING WATER RE-CIRCULATION SYSTEM TEMPERATURE. ii. TIMER WILL BE PROGRAMMED BY CONTRACTOR BASED ON INPUT FROM OWNER TO BE ACTIVE DURING PERIODS OF NORMAL OCCUPANCY, AND BE INACTIVE DURING UNOCCUPIED PERIODS. INITIAL SETTING TO BE OCCUPIED FROM 6 AM TO 10 PM iii. WHEN ACTIVATED, PUMP WILL STAGE ON/OFF TO MAINTAIN RE-CIRCULATION SYSTEM TEMPERATURE SET POINT OF 110 DEG F (ADJUSTABLE). 3. SNOWMELT SYSTEM a. SNOWMELT SYSTEM WILL BE CONTROLLED BY A TEKMAR 665 CONTROLLER OR EQUIVALENT WITH TEKMAR 090 SNOW/ICE IN-SLAB SENSORS. b. WHEN OUTSIDE AIR TEMPERATURE IS BELOW PROGRAMMED SETPOINT, CONTROLLER WILL ENABEL SNOWMELT SYSTEM. c. WHEN ENABLED, AND DETECTION OF SNOW/ICE FROM IN-SLAB SENSORS, ZONE CONTROL VALVE WILL OPEN AND SNOWMELT PUMP WILL ACTIVATE. d. SNOWMELT PUMP INTEGRAL CONTROLLER WILL RAMP VFD TO MAINTAIN SYSTEM PRESSURE DEMAND. e. WHEN ENABLED, AND SNOWMELT SYSTEM TEMPERATURE FALLS BELOW PROGRAMMED SETPOINT OF 110 DEG F (ADJUSTABLE), THE CONTROLLER WILL OPEN SNOWMELT HEAT EXCHANGER CONTROL VAVLE AND SEND DEMAND SIGNAL TO BOILER SYSTEM. BOILER SYSTEM WILL OPERATE PER THE BOILER SEQUENCE. CONTROL VAVLE WILL CLOSE ONCE SETPOINT IS SATISFIED. CONTROL VALVE TO FAIL CLOSED ON LOSS OF SIGNAL OR LOSS OF POWER. 4. RADIANT FLOOR SYSTEM a. RADIANT SYSTEM WILL BE THE PRIMARY, OR FIRST STAGE OF HEAT. b. ON CALL FOR HEAT FROM ROOM TEMPERATURE SENSOR, CONTROL VALVE(S) IN RADIANT MANIFOLD WILL OPEN, AND DEMAND SIGNAL SHALL BE SENT TO BOILER SYSTEM CONTROLLER. c. RADIANT FLOOR MANIFOLDS WILL BE EQUIPPED WITH INDIVIDUAL LOOP HEATING CONTROL VALVES. WHEN MULTIPLE LOOPS SERVE AN RADIANT ZONE, THE INDIVIDUAL CONTROL VALVES WILL BE WIRED TOGETHER TO OPERATE IN UNISON. d. WHEN ROOM TEMPERATURE SENSOR IS SATISFIED, CONTROL VALVE(S) WILL CLOSE. e. CONTROL VALVES WILL FAIL CLOSED ON LOSS OF SIGNAL OR POWER. f. ROOM THERMOSTAT WILL BE FULLY PROGRAMMABLE AND CONTROLLABLE VIA A WIFI AND INTERNET CONNECTION. 5. FAN COIL AND CONDENSING UNITS a. FAN COILS WILL BE EQUIPPED WITH HYDRONIC HEATING COIL, DX COIL, AND MOTORIZED MIXING BOX WITH MINIMUM VENTILATION SETTING AND 100% OUTSIDE AIR ECONOMIZER FUNCTION. b. ROOM THERMOSTATS WILL BE FULLY PROGRAMMABLE AND CONTROLLABLE VIA A WIFI AND INTERNET CONNECTION. c. FAN COILS SERVING MULTIPLE TEMPERATURE ZONES WILL HAVE A MOTORIZE ZONE CONTROL SYSTEM - HONEYWELL TRUEZONE OR EQUAL WITH PRESTIGE THERMOSTATS, REDLINK GATEWAY, ZONE DAMPERS, AND BYPASS DAMPER. d. UNOCCUPIED CONTROL: i. WHEN IN UNOCCUPIED PROGRAM MODE, THE OUTSIDE AIR DAMPER WILL BE CLOSED AND COOLING WILL BE DISABLED. ii. ON CALL FOR HEAT, ZONE CONTROL DAMPER WILL MODULATE OPEN/CLOSED, FAN VFD WILL RAMP UP AND HEATING WATER CONTROL VAVLE WILL MODULATE OPEN TO MAINTAIN UNOCCUPIED SETBACK TEMPERATURE SETPOINT OF 55 DEG F (ADJUSTABLE). iii. WHEN SPACE TEMPERATURE IS SATISFIED, ZONE CONTROL DAMPERS WILL MODULATE CLOSED, FAN WILL BE OFF, AND HEATING WATER CONTROL VALVE WILL CLOSE. e. OCCUPIED CONTROL i. ON CALL FOR COOLING FROM ROOM THERMOSTAT, OUTSIDE AIR DAMPER WILL OPEN TO MINIMUM POSITION, ZONE CONTROL DAMPERS WILL MODULATE OPEN/CLOSED, FAN VFD WILL RAMP UP AND ECONOMIZER DAMPERS AND CONDENSING UNIT WILL STAGE TO MAINTAIN SPACE TEMPERATURE SETPOINT OF 75 DEG F (ADJUSTABLE). ii. ON CALL FOR SECOND STAGE OF HEAT FROM ROOM THERMOSTAT, OUTSIDE AIR DAMPER WILL OPEN TO MINIMUM POSITION, ZONE CONTROL DAMPERS WILL MODULATE OPEN/CLOSED, FAN VFD WILL RAMP UP AND HEATING WATER CONTROL VAVLE MODULATE OPEN TO MAINTAIN SPACE TEMPERATURE SETPOINT OF 72 DEG F (ADJUSTABLE). iii. ON CALL FOR FAN OPERATION, ZONE CONTROL DAMPERS WILL MODULATE OPEN/CLOSED, AND FAN VFD WILL RAMP UP TO CIRCULATE AIR. iv. WHEN SPACE TEMPERATURE IS SATISFIED AND FAN IS IN AUTO POSITION, OUTSIDE AIR DAMPER WILL CLOSE, ZONE CONTROL DAMPERS WILL CLOSE, FAN WILL BE OFF, AND HEATING CONTROL VAVLE WILL CLOSE. v. HEATING WATER CONTROL VAVLE WILL FAIL OPEN ON LOSS OF SIGNAL OR LOSS OF POWER. f. VENTILATION OVERRIDE i. FAN COIL UNITS SERVING THE MAIN LEVEL WILL BE INTERLOCKED WITH THE KITCHEN HOOD SYSTEM. ii. WHEN KITCHEN HOOD EXHAUST FAN IS ACTIVATED FROM LOCAL CONTROL, OUTSIDE AIR DAMPER WILL OPEN TO MINIMUM POSITION, AND FAN WILL RAMP UP. iii. HEATING AND COOLING WILL ACTIVATE SIMILAR TO OCCUPIED CONTROL SEQUENCE TO MAINTAIN ROOM TEMPERATURE SETPOINT. iv. WHEN KITCHEN HOOD IS OFF, FAN COIL SYSTEM WILL REVERT TO NORMAL OPERATION. g. SAFETIES: i. FREEZESTAT SHALL BE PROVIDED FOR EACH FAN COIL. WHEN FREEZESTAT SENSES TEMPERATURE BELOW SETPOINT OF 40 DEGREES F (ADJ), SHUT FAN DOWN, HEATING CONTROL VAVLE TO OPEN, AND OSA DAMPER TO CLOSE. ii. LOSS OF POWER: OSA DAMPER TO FAIL CLOSED, HEATING CONTROL VAVLE TO FAIL OPEN. iii. RA SMOKE DUCT DETECTOR IN COMMON RA DUCT WILL SHUT DOWN UNIT ON DETECTION OF SMOKE.
